Holy 💩 - I would not join any team to boost my career.  Oh wait, I did that years ago. Did not work out. I ended up doing 90% of the work and did not get 90% of the compensation.  

If you know 1-2 people you can trust ... build your own team.

I'm probably not the one to give you advice as I'm not a fan of joining a team to boost your business.  I had an excellent coach that taught me how to build a referral business and that is what worked for me. and that is what I've taught agents over the years.

If you want to boost YOUR career, then do it.  Cold call.  Door knock.  Direct mail.  Work your sphere.  Joining a team is only building someone else's name and lining their pockets.

I'm not sure whether that's a good idea but you can certainly try.  You may have to sign a non compete agreement, meaning, if you leave the team, the clients stay with them. Also like Kathleen Daniels, Probate & Trust Specialist said, you may ended up doing most of the work.  You have to make sure the job responsibilities are all written up and how the team covers each other.

I've never seen or heard of a 50 member team in this area. Even 20 sounds like a lot. There is no guarantee joining a team will help your business. i wouldn't rush into it.

Perhaps a smaller team would be a good starting point. Give it a year and see how it fits and if not, make a change. I teamed up once and it was amazing and then he retired and have been on my own since. Good luck to you Vinnie!

Get out your calculator & make sure it works out for you. There is an agent in my office that has a team & I see most BA's burning out & leaving. 

If your looking for easy leads, there are other ways besides having someone give them to you & then take half.

A team?  What you describe appears to me to be a brokerage concealed within a brokerage. I'm not sure that is legal, but KW has been doing it for decades and still chant 'we got ethics.'
Here is what I suggest.
You want to BOOST your career by joining a team. WONDERFUL.
That means you want to join an organization who has a track record of BOOSTING the productivity of ALL members. OUTSTANDING. More productivity means MORE MONEY!
In your area what is the average number of transaction sides annually per agent? MLS is a source for this data.
While in the MLS, research the total transaction sides for the team (the data must include EVERY licensed member regardless of their role)  and determine if the team average is a production boost or not.
My suggestion is if the production boost is not at lease TWO TIME the agent average, this is NOT an affective team to join. IF the MLS average is 9 transaction sides per year, the team BOOST should equate to 18 or more transaction sides for the team members.
You will discover teams are as effective in productivity as brokers. And since it is a illegal brokerage within a brokerage, you should evaluate the team in the same manner you would a broker. That means, follow the money.

If you really think joining a team will be good for you, then look for one with a leader and team members that mentor and support you AND align with your personal values.  Size is irrelevant. You WILL get more personal mentorship with a small group.

I am not a fan of the team structure. But that being said, whether you go with a large or small team depends on personal preference... sort of like whether you go with a large brokerage or a small brokerage.

wow, a team over 50.  good luck there, how many are really producers?  imo go small on this one but size is not always the key factor in deciding on team selection.

This is not a question this group can answer for you.  You have to answer it for yourself.  There are benefits to being solo, benefits to a team of 20, and benefits to a team of 50.  There are also drawbacks for each.  You have to decide what YOUR priorities and go from there.  We can't make that decision for you.

Teams should be able to give a lot more “hands on Mentoring “ than a busy Sales Manager . They should be able to provide buyer leads . 20 Agents is large enough to thrive .
