I screen print them & save them to the actual file if there are problems. Put them into Transaction Room/Docusign.  I have them backed up on my phone every week for 2 years which I think is good enough. 

App is SMS Backup & restore. 

Recent I had a need for a 'you said' .... which I resended to a particular loan officer.

I usually keep them on my phone.  I delete very few of the texts that I receive.  This brings up a question for me.  Do the texts stay forever on your phone or do they get removed automatically after a certain amount of time?

Yes. When I switched brokerages, I was unable to access my closed transaction files on Skyslope and text messages were the only proof of communication I had, My iphone automatically backs them up to iCloud.

As a Lender everything I say, email or call is recorded in a conversation log and saved on my own server. I only use text for simple time frame such as: I am driving to meet you and "I am parking outside the coffee shop." Everything in writing including text is used in a court of law. I never text about rates or complex solutions.  For one file I typically have two thousand communication pieces, it would be too difficult to decide what is necessary in the long run, so every thing is saved. Ken Jones makes a good point - if I decided not to keep the texts about xyz it would end up being the time line piece that makes everything clear. In 30 years I've been in one lawsuit where the seller cancelled the deal on a buyer and immediately sold for 30% more. Buyer was exact on schedule with the contract and won a big settlement without having to go to trial with the report I printed out. Be ready, be kind...

They are saved to the account file in my CRM.  When or should it become necessary to re-create the narrative, it's as simple as a ...well, clicking print.
HINT: Data provided by 3rd pary sources have greater credibility than data stored on ones personal puter.
