If one of my clients sees a property on Zillow and contacts me about that property...and that has happened numerous times...I respond by helping the client.

If someone contacts me because they saw my listing on Zillow, I help them.

If an agent contacts me because someone contacted that agent on my listing seen on Zillow, I help out since it is my seller that I am representing.

I do not try to stop my clients from looking at real estate web sites. That would be foolish and impossible to implement. I do tell them that they should contact me with any questions about or interest in a property that the see on Zillow or any other web site.

Educate them about zestimate when needed by showing them market reports.  I don't mind if they find homes there, I just help them.

I make sure I'm listed on the page as the listing agent.  If the zestimate is close, I don't worry about it.  If it's far off, "the zestimate doesn't have any impact the price of the market.  You either pay what it's worth or you don't get the house."

Same thing that's been going on for years.  9 time out of 10 the home they are calling about is not on market and hasn't been for quite some time. I educated them on current up to date information on our MLS and how being up to date would assist them in their home search WAY BETTER. I don't rely on phone call leads.  Referrals is my preferred way of doing business.

I tell them that they PAID for showing as the contact. Just a regular agent showing up in a regular IDX situation. 

Ztimate = 30% + or minus. That's not very accurate but they don't want you to notice that do they? Did you see that 30% disclaimer?

   Sell them the house through that agent.  And sell the house at market value, regardless of what Zillow or any other AVM shows.

It starts with educating the public.  A Buyer agent called me last night on one of my listings.  Her clients saw the property earlier that day. "They did not know" and did not want to bother her so they requested a showing and a Redfin agent scheduled with me, provided the PEAD, and showed the listing. 

Indeed, Joe & Jenny Q public use the site and many will believe the values if they are low enough or high enough, depending on what side of the fence they are looking at the Z-estimate.

Personally, I think the world would be a better place without zillow and wish that the association that is supposed to support us agents would make sure that prospects always wanted to visit a platform that would benefit us not our competitors.

I'm always surprised that they don't tell their agent they want to see the house - instead of going through Z. However, I do educate my buyers that if they don't want to be inundated with calls from 50 agents, they need to just text me the address of the home they want to see. They do NOT want to click on a "I want to see this house" button!

As for the Zesimates. It's our job to let them know what the actual comparables are - and that the market does not allow for them to 'guess' on pricing when making an Offer...or they shall LOSE to another buyer!

Whenever I go on a listing appointment, I run the AVMs for Redfin, Zillow and Realtor.com after I have come to my own estimate of value.  Zillow isn't as far as as they used to be.  Just sayin'.

I've never let it prevent me from doing my job.  Sometimes you have to "show them the numbers" from the MLS to explain how "off" zestimates are.

Ha ha Richie Alan Naggar  so glad you asked Zestimates according to the founders of the platform admit to 10-25% fluctuations from actuality... I always laugh the guy who used to be on this platform pleasant chap.. ended up buying in Brentwood from one of the TV Realtors instead of those that were on on this platform and he sort of kind over paid by a few million dollars because his Zestimate was off and the TV Realtor had no character or backbone to tell him the real value just took the sale and ran....
