It is as important as a life preserver on a boat. Most of them are never used.
However, I am knowledgeable of the very smart person who bought their 11th property, this one at auction. Experience gave confidence to 'skip the fluff' and save the money. No inspection. No Title insurance. No Appraisal.
After all it was an auction and a real deal to get this 1.2 million waterfront condo for 650k. Paid cash. Well concealed in the documents was a mortgage for, you guessed it, 1.2 million.
This is one story in the midst of over 700,000 real estate sales in the Tampa Bay Region. How important is title insurance?

IDK . . . do you want to make sure you know what you bought or are selling as legally described?

How about any surprise encroachments or encumberances?

How about some sleazy heir that shows up years later with a fake will?

I could go on, but I think now you see that title insurance is a NECESSITY rather than an option.

Title insurance is very important! I would never suggest to my client to not have title insurance. If a claim surfaces that the title to your property (your home) is in question, you want the support of your title insurance company to fight for you.

Note: if the purchase of a property is financed, there will be two title insurance policies: one for the owner and one for the lender who will insist that their collateral (the property) is protected by title insurance. If it is important for the lender to have their interest protected by title insurance, you can bet it is in the owner's best interest also.
