Long ago, one of the first classes that I took was about working buyers.

1. The class was advised that "everyone" knows that you should show properties above what the buyer price point indicated.

2. That a good agent "pushes the buyer over a cliff"...meaning that the agent needs to push the buyer into a decision.

I do neither of that... I don't bump the price up or push them into a property.

...I give buyers exactly what they ask for. 

I like it better that way.

My early training was 'work every lead, even if it seems impossible, they may be testing you or have a rich uncle etc . . .'

Even the broker who taught me that doesn't do it any more.

We don't want them all, only the best ones and the wrong ones will suck the life out of you that was meant for your great people. 

It's worth it to be wrong on occasion and let someone else have them than run ragged and exhaust yourself . . .

Outside of the questionably effective processes, which extend large amounts of liability onto the agents, that our state AoR has forced upon us I do nothing different now than I did last year.  Procedures are still the same, there are slightly different ways of doing them now, but they are still there.

      Unless they are personally known to me, and I know they have the financial ability, they need a pre-approval or POF letter before I unlock any doors.  I don't want to give false hope to Sellers by showing their property to Buyers who can't buy, I don't want to disappoint Buyers for the same reason.  And my time is valuable.

Because my business is nearly 100% repeat and referral, I rarely ever have them pre-approved UNLESS they are looking in a multiple-Offer price range or area. Like you, I can vet them myself and my lenders can do 10-minute pre-apps (most repeat clients also use the lenders they used before).

I don't show homes to prospective buyers without a loan pre-approval unless it's to repeat clients or referred clients... where I have a good base of knowledge about their financial situation. I don't know what "traditional training" entails... I've been doing this for close to three decades and I make my own rules within the confines of our mls requirements.

the only thing I can think of is "being a closer" meaning to get the buyer to commit to making an offer.  I am so easy going by nature that I can't do that. It's NOT me and it was never me and never will be what I do.
