#1 Unfortunately, it's that Listing Agent's responsibility & fault first. All showings should be supervised during COVID at occupied homes. This situation is exactly why; because there are many selfish fools out their.

I'm at every showing since April, they are grouped and 30 minutes apart and in 3 hour blocks 3-4 days per week per house...its a $^!#-ton of extra work. I make sure they are masked, I personally spray all hands, gloved or not and I watch them. They are not allowed to touch anything and no kids allowed. I wipe down the house at the end of the showings.

The gratitude and peace of mind this offers sellers is priceless and lets face it, the house is selling in 3-7 days so the showings don't last long. Longest I went in 2020 was 10 days til offers received.

#2 Buyer's agent gets reported, to their Broker & to their Board minimum. I'd also confront them.

#3 I'd also warn my office about this offender. It's a violation of up-most selfishness. 

Seems like they were caught on camera otherwise how does anyone know this happened? Proving cameras are not enforcement enough.

It is my practice to go to all showings simply because I have found there are too many agents that do not follow instructions about anything. That being said, if they showed up without masks, gloves, etc they would not be allowed in.

As the listing agent I would have stopped them at the door, and informed them that they have to follow the protocols you (and the seller) have set up.  If they refuse to comply...  I refuse them entry.

plain and simple.  This isn't about free country, or following the masses, this is about following the rules on private property, or leaving.

You did all the right things. Put the rules in the MLS, confirm with the showing instructions, tape a note to the front door that masks are required, and have a supply of masks at the home just in case. Does this always work...nope. My seller who works from home and does leave when buyers show up...reports each agent without a mask. I, then, give them a call!

Don't have a lock box. Have the house cleaned send agent and broker the bill, add $1000 for worry and time. Don't deal with this agent again. Post their name. They won't pay up. I would LOVE to see the video of agent taking a mask as they leave, cheap, mean, cowardly...

I'd make sure those showing instructions are in MLS. If agents don't follow, report them. Other than that, someone needs to be present during showings to enforce instructions. No mask- no entry. You could call broker, but I doubt that they care. " Birds of a feather-flock together"

You are masked, gloved, wearing booties. Waiting for them to do the same before going on. Just wait, no argument, just making it we can not go on unless everyone is suited up and ready. Showing real estate, buying a six pack, making a stop at any business.

Limit the trips, play by the rules and we all get through this quicker, less sicker Kathleen Daniels, Probate & Trust Specialist . They do not wear the masks because you let the showing go on or don't report them. You want a sale, you don't want to make an enemy but you have to think seller or tenant who lives here. Would you want every Tom, Dick and Harry wandering through your place where you live touching this and that surface even if you are anxious to sell?

Mark your system so this agent does not show any of your listings without you present. Inform their broker and advise you would like to be informed should that agent advise they have COVID within next 2 weeks, or whatever your comfort zone.  

However, I was showing today and fully masked (meaning clients too) and people within the building (at least 20 seen), not wearing masks.  Signs all over requiring masks, but complete ignorance.  All you can do is avoid them.

I have fairly low expectations for agents, best to send someone over after the showings to make sure the doors are locked, lights are turned out, and that it is clean.

We have Covid waivers that have to be signed before any showings can take place. I would call the agent and ask why they didn't follow the protocol and report them to their Broker.

Wow, that is absolutely horrid. Some people are so selfish and disrespectful.   There are no excuses for that person. Definitely report and confront so that hopefully it doesn't happen again and makes an example so other agents don't do.  There should be a large fine and it should be broadcast (I know you can't control that part. Then, ask how to avoid in the future. Maybe someone else (who isn't immunocompromised can be present outside to enforce.

Not a problem whether a showing or an Open House those that know me will not attempt to bypass the guidelines and others will be advised to leave immediately. It amazes me that their COVID-19 supplies will magiclly be accessible to their party in their vehicles without a fuss. C'mon in! We are not ships passing in the night as it pertains to our livelihoods and if you're not aware by now it'll be a lonely road for you.

Like Sharon said, all you can do is avoid those people. I would call the broker because it was blatantly done. Signs, stuff provided at door - how hard can it be? Now you are going to expect that they lock the door too?

You did say seller was home? She should have stepped up & asked them to leave or put on mask.

For a real full service agent,....not a problem. They do as Nelson described except they skip the bitchy stuff.

Expecting historically undisciplined agents to abide by the rules is not a reflection on those agents but on the one who expects different behavior.
Agents must protect those who hired them by being always present, especially in times where a client is exposed to 'special' danger.

Respect the showing instructions. I do  - clients mask up, glove up when requested. That is the right thing to do for occupied listings.

You can call the agent an ask why the instructions were disregarded. People are suing over this!

I don't think there is much that I could or would do.  There is no use in making a federal case of it.  People are violating the rules throughout society.  It is unfortunate but unavoidable.

I have a motion-sensor video camera in my front window that records all visitors and deliveries. I have video evidence of who is wearing a mask and gloves.

If there is a violation of a public health order, I can report the incident and a copy of the video.

When I go out to stores or appointments, I wear my ASTM Level 2 medical mask and gloves and carry hand sanitizer.  I follow my business Infection Control Policy which is posted on my website. I completed 40 hours of online training in infection control and posted the training certificates on my website.

Failure to comply with a Colorado Public Health Order may result in a misdemeanor criminal conviction with a fine of $500 to $5,000 and/or six to eighteen months in jail.
