I posted a question about precautions for high risk sellers of a listing and got a lot of opinions and great tips. I then spoke with my best friend who is a residential broker, CRS, and she told me that what I failed to take into consideration is that the agents are following the guidelines already for their buyers and themselves. In other words, I don't really need to herd cats because everybody is on board.
You're doing what you gotta. I would not take that seller. I hope your strategy works.

I have not seen that ... yet. We have a laundry list of protocols we must follow ... no open houses, globes, masks, botties, hand sanitizer, disinfecting a home prior to and after every showing, etc.
That question did come up in a legal zoom meeting ... several attorneys advised us against taking temperatures .... due to the increased liability. If I were asked to do that, I would decline.

I have not had such a request.
Who is going to monitor this? Who will be taking the visitors temperatures? Do you plan to be at all showings? In our area, only an agent and max of two additional parties can attend a viewing. That leaves the listing agent out unless also representing the potential buyers.
Our standard paperwork sets out the requirements for the known health status of visitors which must be attested to. It is a form signed by buyers and the agent accompanying them...and inspectors, appraiser and any one else who visits the property.
What if the seller required proof of a coronavirous test having been taken within the last 24 hours? It is the same kind of over-the-top demand by someone who will be more trouble than they are worth.
I would pass on that listing.

No, but with today's technology it wouldn't be hard to check a persons temp. If there are elderly people in the home that aren't 100% healthy, then the precaution would be justified. I just carry a digital thermometer, if owners are home, I jsut ask them if they would like me to check my temp before showing. They all say " no". A mask is usally enough, and don't touch anything. Most doors are left open, and they take care of disinfecting door knobs when we leave. They like to see that others are taking Covid-19 and their health concerns seriously.

I have not seen it yet. The risk management issues would be tough to manage since the listing agent is not usually present at showings. If I, as the listing agent, was required to be there for every showing to take temps, I would consult my principal broker and E& O provider, before agreeing to the listing. I doubt I would assume the risk. If there is that much concern, the seller would be better waiting to sell. Or move out if they needed to sell now.

No way! And if that's their request, I'm not the right agent for them and think they should reconsider selling in the first place. I'm growing very weary of chasing disclosures all day long for showings either on my listings or for my buyers. Enough! Being born involves a risk of bad things happening. This sue-happy-culture has to get a grip.
