Sure do. More than ever, qualify your buyer, know if the financing mortgage underwriting will fit the house in their price range. Use video for the no one has to wash their hands or slide on the mask. The cover me with gloves and booties. I'm going in. Video is lots of "private" showings happening around the clock. They "clone" your property showings and raise the views exponentially.

Yes, I have been doing some private showings and haven't been worried about it.  People keep their space and don't shake hands.  It seems like that might continue even after this passes since society was becoming less cordial anyways.

Yes... With lots of discussion prior.  Actual site visits happen only after videos viewed and virtuals done.  Lots of disclosures in place and it all happens much easier with vacant properties.  Real Estate is phase 2 of the state's reopen which HOPEFULLY begins next week.  We'll see...

In NH we are only doing private showings, no open houses. All parties wear a mask and agents wear fresh gloves who are opening doors.

When all 'pre-conditions' are satisfied, private showings are conducted as follows:

My Listings:
1. Sanitize house before showing
2. Install stanchions
3. Sanitize after showing

Other listings:  Offer my solutions to listing agent for a fee.
1. Advise buyer to shop with eyes
2. Lets cover those noses and mouths. Be-aware, everyone is watching.
3. Keep comments until we are in private space
4.Collect gloves if used in disposal bag.
5. Notify listing agent we are finished and they should protect their client.

We have very structured rules for showing houses at this time:

Only one agent.

Only two visitors (from the same household (no children)

If the property is occupied, the occupants must be absent.

Visitors: wear gloves, masks, and booties. Do not touch anything, and surface, no opening doors or drawers. No switching on/off lights. Sellers should leave lights on and doors open (closets, bathrooms, etc.)

Agent to wipe down entry door knob and key box upon leaving.

Social distancing, also applies during the visit.

Not me, I am retired but many have posted some definite safe practices in those areas where showings are allowed.

We're not to have any face to face meetings/showings etc but the cowboys are out there operating as if it is business as usual.  Tells me an awful lot about them.

I have a buyer getting approved right now, and we can show homes, with gloves, mask and wipes in hand.   Listing agents are requesting limiting buyers to ONLY those who will be on the contract, and must present lender letter or proof of funds prior to showing.   Works for me!

Our guidelines are - sellers to wipe down home with disinfectant prior to all showings - and when they return home after showings.

Buyers are to wear mask, booties, gloves and use disinfectant wipes to turn on lights and open cabinets, closets, drawers and doors.

Of course sanitize hands afterwards, gloves are not to be reused and no handshaking.

Active listings in are our area are requesting more notice for showings, no more than three people in a tour and for visitors to wash their hands immediately upon entry in the powder room.  All lights are left on and interior doors open to minimize contact with surfaces.  Seems to be working.  Buyers are out and about for sure.

In April I only did Zoom showings.

In May, I've graduated to live masked showings of vacant homes only. I remain Zoom showings on occupied homes to minimize exposure and liability. By June, I'll likely relax that as we do have a P.E.A.D. COVID-19 form to handle the liability, but I just am making a personal choice.

I did my first live showings last Wednesday & Saturday.

We have Matterport 3D tours of all our listings.  Buyers have to view this first and be prequalified before showings. They wear booties, do not touch any surface, and our listing agent turns lights on/off and makes sure what she touches is sanitized before and after.  Is working fine.

Sellers their agents are making it difficult to show homes and also making the buyer's agent look bad in our community.  They demand the PEAD Covid-19 Disclosure sent first which is difficult for timing but understandable.  They are also demanding a loan approval letter and also proof of funds.  This is all tough on our relationship with our client but then they want to interrogate us to make sure the client is not just a lookie-loo.  I don't like this type of representation at all.
