Luckily, unlike in the UK, there are lots and lots of Notaries in Germany. It does require an advance appointment but if the seller knows the closing date, they can approximate the time frame when closing documentation will be available. Most likely, not everything will need to be notarized so there is always a possibility that some paperwork can be prepared in advance. Seller will also have to plan for delivery back to US. Next day shippping often turns into a two or three day delivery.  You may work with your closing agent here in the US to make them aware of the time frames. 

On another note, you may want to discuss how seller is getting their funds back to Germany if they are not here. Once funds have been transferred into a stateside account, it may not be easy to transfer them elsewhere without seller being present.

What city are they in?  most US military bases are closed call and find out https://en.wikipedia.org/wiki/List_of_United_States_Army_installations_in_Germany  MAKE Sure they have TWO forms of current dated identification They will need to pay someone and be fingerprinted She CANNOT use a German notary it must be an AMERICAN with the book. Allow time for originals to be shipped to your attorney or escrow officer- this may take a couple days

Whenever we've dealt with over seas clients the siging has either been in an embassy or JAG office on a military base (if they are military).  I have no experiece with Germany specifically.

There should be plenty of notaries in Germany. At this stage of the game, worry about the cost should not come into play, if you ask me. If she's close to a US Embassy or consulate she can do it there... but that could take longer to get an appointment.

Not exactly Hunter Jones but 100% of my income these days is derived from me being a Notary Public and NNA Certified Signing Agent. I simply can not imagine it being expensive for your Seller. When I do mobile notary work it's usually $150.00 for Sellers docs. Can't this be rolled into closing costs, my fees always are.

Why worry about the fees? Just contact the German notary service (they can easily do that given they live there) and discover what are the fees and the process. I'd start with the simple, local solution first.

The only time that I has an off-shore seller was during the short-sale days. The sellers had moved to China. Signing was done at a U.S. Embassy as I recall.
