Hahahaha. The garage door opener would be in the seller's car and I'd have my eyes on said kidlette at all times so that would never happen but if it did... I would tell the buyer they owe the seller a microwave. 

I had a buyer whose child was extremely hyper and did pick up a glass item, threw it on the floor and it broke. We told the listing agent and the parents offered to pay for the item. The seller said thank you for telling us, and no need.

First thing would be if you are showing a home to a buyer with kids, someone needs to watch the kids. Whether the buyer brings someone or my assistant comes along, but kids should not be alone for this to happen.

Sit down and write up an offer.

Let the sellers agent know what happened and that the buyer will be paying for the damages.

I would calmly be sure that the kitchen will be safe. Remove the garage door opener & ask the parents what they plan on doing? We must be responsible for our children when going thru other peoples homes. 

I would then write the LA an email message about what happened & about why the house smells like burnt metal.  Probably I would reimburse the seller for the garage door opener cost regrettably unless the buyer steps up.

Interesting to read this was a "real life" example and not just a hypothetical one. 

I hope there was a conversation in advance about real estate showings, children and others in attendance and behavior.  If this happened, I would make sure everyone is okay and then contact the listing agent.  Once again pausing and rethinking my original response was likely a wise choice.

Get the make-model information, then advise the potential buyers they will pay for damages immediately! Tell them next time to get a babysitter and  leave the little guy with sticky fingers home! Call listing agent and explain.

That nonsense never happens to me. (1 buyer adult broke one thing once in 21 years) But, I make my parent, parent their kids while on tour of homes. In your fantasy scenario, I'd ask the parent to Venmo the seller after establishing replacement value or purchase a new microwave & remote on Amazon and ship it to the address right then and there on their smart phone. These days with my audacity to hold a standard and our tech, that's easily remedied.

I'm not shy about telling children that they need to keep their hands to themselves and if I have to repeat myself even once I let the parents know that if they can not control their child they will be liable for any problems caused. In short, I would have no problem letting the parents know that they need to replace said remote.

How did they get the opener from the owner's car?  If I had client's whose kids were that unruly, we'd have a very curt talk and the kids would be in the car or left at home from there on out.

At an open house, I have zero problems telling someone's kid to stop a behaviour and telling a parent to either control their kid or leave.

Turn off microwave, apply baking soda if flaming, open window to air out the stink.

New remote costs about $40 and new microwave $200 

If there are two parents present, "Please take child out to front yard, thank you."      Advise the parent they are responsible and don't tell them the cost. Call listing agent and advise.

Is the microwave burned inside or visibily okay?

Kids above below or beyond the age where they can behave do not belong at showings and if their parents cannot control them, then the parents don't either.

I'd ask the child if s/he has a piggy bank or saving account to pay for the damage. Then I would ask my buyers how they would like to handle replacing the microwave and possibly the remote if that is damaged as well. 

That said, not likely to ever happen in my world. Kids are either not present or they are well behaved.

The question isn't whether or not the garage door opener should or shouldn't have been left out or if the "charming" kids should or shouldn't have been there. It happened...what do you do?  

If the buyer didn't quickly step up to say they would pay for everything, I would certainly let them know that they just bought a new microwave and garage door opener for the house that they may or may not buy.

Remotes are old school. People have their gargage door openers on the drivers visor. Haven't seen an opener in many years.   Kidlets are be watched by their parents - closely OR left at home with sitter which is usually the case in my area.

Stop the microwave, assess the damage and have a discussion with the parents about compensation to the owner. Their lack of attention to their child's actions is their responsibility. Those poor parents. I would be MORTIFIED if my children did something like that.

Notify LA of the fiascon, advise the buyers that it will cost them the price of a new microwave and garage door opener and suggest they make an offer since they are already in $$$ for replacing the damaged items.

Most buyer agents here request the parents not to bring children to showings and if they do, one parent is asked to remain outside with the child(ren) while the other views then they trade places. Thankfully when I work with buyers they are over a certain age so children are not an issue.

Calmy reach for the fire extinguisher, ask how the buyer feels about the gray on white dining room color scheme and glance that direction. To move them along into the rest of the house tour while you put out the smudge. Keep moving, be professional, don't blink or let them see you sweat. Think closing. The harvest gold micro wave was toast anyway and about to be tossed. It's the pair of sleeping pit-bulls in the dark as the inside of a cow master bedroom that is lurking, what you need a tetanus shot for that is just ahead on the tour.

Immediately call the listing agent & notify them that you or your buyers will replace it & perhaps the microwave as well if needed. You and your buyers are responsible for damage while you are visiting a home. I once had to buy a replacement lamp that was knocked over.
