I did very few referrals Jeff but when I did I followed up like a hawk. My two most disappointing referrals were through AR and both were on the top end of the leaderboard.

I set the expectation up front with the referral form and a note; to give me the big moments only:

  • started looking at homes
  • listed the property
  • buyer wrote an offer/got accepted/in escrow
  • seller accepted an offer/in escrow
  • any major issues or decisions
  • contingencies removed
  • we closed!

I ask for the highlights only, not daily updates, nothing ridiculous, and no micro-managing as I only refer those I trust. Let them do their things.

It depends...if it's a referral to a local agent, I will check in with them from time to time. If it's to an out of town or out of state agent, a weekly update (or more often depending on progress) is requested as part of the referral. If those don't happen, I do check in on them.

Be very careful who you send a referral to.

The AR broker kept me informed until the buyers came to town...then she tried to not pay me the $20K referral fee.

When I select an agent for referral, I pass them on to Coldwell Banker to do all the paperwork and they stay in touch with the agent and keep me informed. But that doesn't mean I don't check in from time to time myself with the agent and/or the person I referred to them.

I don't check up on them unless I have a good reason for it but I do appreciate occasional updates of major milestones such as going under contract and a successful closing!

When I refer someone I know who and what type of person will be handling the sale or buy. I don't need to hear from them but they typically do send me a quick update from time to time.

They send periodic updates - I do not have to 'nag' them.

There's nothing more impersonal than someone in admin reaching out to ask for an update after I JUST sent an update text to the agent who sent me the referral.

While I appreciate the referral, this type of 'nagging' makes me wonder whether the agent, if given a referral, uses automated updating for clients that I would refer to them.

I would hope that agent that was referred would update me periodically but I'll follow up with them and the clients that were referrred.
