1. Right out of the gate you should be compel/inspired to face your fears. Avoiding them means spending $15,000, drinking the Kool-Aid and leaving the business before you 2nd year anniversary thinking you could not cut it.

2. Have a plan. I mean a business plan. Without it you will be clueless in creating the narrative anyone wants to participate in. By default the narrative is "Buying? Selling? Call Shari." or even worse...FREE CMA!

3. Only work with a broker who will commit to executing your well conceived business plan. Otherwise, pour to Kool-Aid.

4. From the 10 year data around the 10 communities identified in your business plan, create the story told in your voice that does not reflect the advice of armatures but the diagnosis of a professional.  You will know exactly what I mean when you crunch those numbers and juxtapose the local situation to bring something of value to those who need real estate guidance. 

5. What do you have the most of, time or money?  Do not expect big results by spending small.  Your currency is time or money. What ever you choose, do it BIG.
