Not going to happen with my listings: all my Sellers sign a document at time of listing, that specifies all offers are to be presented to me, in person or forwarded by email, docusign, etc.

This was certainly the case when I started in real estate and fell out of favor with the coming about multiple offers(often tens of offers and more) but occasionally it has occurred for lots of reasons.  It's the seller's decision but choosing "battles to fight" is just one of the tactics that is used and useful in this or any industry.

Used to be the way it was done, back in the days before pagers and cell phones.  You'd be working on a counter offer on the hood of your car with your clients because the first one back got the house.

Now - I've never heard of it happening and my clients have already instructed me to deny any requests.  All offers go through me, that's the rule.  I also have authority to reject any offers below a certain dollar value.

No-one requested it of me, but I have done the requesting, which was granted and the presentation went well; the listing agent was present.  My buyers got the home in a multiple offer situation.

Requested?  About 18 months ago. It was one of those situations I call exotic, where the person touring the house is the one presenting the offer but an insurance company is actually buying and renting it back to shill buyer.

It had a scammy feel to it but it worked out although there were WAY TOO MANY PEOPLE IN THE KITCHEN.

I get that request maybe once every year or two. sellers always so "no". i ask at listing appt so I already know what the answer will be from seller.

There was a time when we presented all of our offers in person or on the phone with seller and agent.  Otherwise, our offers would not have been presented at all.  I have not done that for probably 20 years.

Before anyone gets their panties in a bunch, go read the NAR code of ethics.  Buyer agents are allowed to present offers to seller ( with LA present) and it is not up to the listing agent to say no.

Can the seller refuse?  Sure...but why would they?  The buyer might just get miffed and go elsewhere to buy...and it might have been a great offer.

The only pushback we got was from the listing agent, never the seller. Some listing agents think they must control everything...even when it is not in the best interest of the seller.

The most interesting thing was that we did our research and always knew more about the property than the listing agent...maybe that is why some LA's have a problem with it.

On man it was literally in 1994! That's a long time ago. The agent was such a pushy jerk and the sellers didn't appreciate his stance. Offer didn't fly.

decades ago a buyer agent wanted to present their offer personally to the seller because I rejected it on the strength that the offer made was weak with nothing against the agent personally.  I told the agent this. Still the agent demanded and insisted. I wanted to diffuse this legally and morally so I presented the offer to my client, explored it, pointed out why it won't work, had my client agree and in GIANT LETTERS across the offer front page wrote REJECTED with seller initials and faxed it!....end of story

Just a few months ago. I was surprised as well. The request was denied by the seller.  I did promise the Buyers Agent that I would present the letter the buyers wrote and prove that I did so by having the seller initial it.

I only had this request once back in around 1997.  The offer was accepted and that same agent lead to the failure of the escrow.  I don't like it at all because another agent shouldn't be attempting to persuade my client.  It is something I want to present and go over the details, pluses and minuses in private.  We can then come up with a well thought out response or acceptance.
