 I have one under contract right now... I am the buyer's broker.

I once sat onsite for a new home builder. Mastering the process, being familiar with daily inventory, land lots available, amenities and features and a clear understanding of forms are a must.

I now represent buyers who wish to build to ensure they are getting what they paid for and show up regularly to measure, take notes, am present for the 4-way inspection, final walk-through and closing table.

when I was actively working as a listing agent, I was deeply involved with new construction and subdivisions.... I had my MA State Builders License for 20 years....unrestricted.... 

I'm not. Don't know why I haven't gotten involved with new construction

Listing and selling new homes are my favorite part of real estate. RIght now the towns and cities cant approve new homes fast enough in NH.

I am the preferred lender for the developer/contractor building a new subdivision located in Channahon, IL.  He soon will be adding another site to his company's activities and I will be involved as the preferred lender for that new subdivision also.

When first entering the mortgage business ... and also as a real estate appraiser as part of those services (back in 1978),  construction was a HUGE portion of my responsibilities in both capacities.  Our location in Chicagoland demanded it and still does.  You gain an unbelievable education regarding home construction itself ... real estate and lending ... and people too.  It's an exciting portion of our industry ...

Turns out, not enough.  I have left it mostly in the hands of the builder's representatives but should have been more proactive along the way it turn out.

I currently have 3 new builds in process representing buyers.

I love working with new construction. Right now, I work with 2 builders. One is a hands on type of builder, who builds and/or renovates a fix/flip 1-2 homes per year. The other is a brief case builder who subcontracts all the trades. He is currently building in 3 different areas of Halifax & has already sold over 20 homes so far this year. I represent him in one subdivision in which he will be building 18 homes in 2020. Here, in our marketplace, there is little to no negotiating room on new construction. There is a great deal of paperwork involved however, especially if buyers want customaization. I enjoy discussing the plans and finishes for the homes. The builders are often receptive and some times seek out our advice in choosing them. My problem is that I am always getting ideas on renos I should do to my own home. LOL

As an exclusive buyers' representative.

I would love to be- assuming the developer has a good reputation. There are only a handful of possibilities at any given time in my terroritory. If you can get it- the listings tend to be lucrative but more importantly it opens the door to additional developers wanting to work with you.
