The Internet, virtual tours, Matterport 3-D tours and Google Maps have eliminated the need for Open Houses. Buyers buy because the see it online, then call their agent for a private tour. Now I digress for high demand vacation communities where tourists drive the sales and new construction.

They are in fact purely to capture leads at the expense of the seller's home.

If you do not have big attendance and a great lead capture plan with exceptional conversion in the follow up, Open Houses are a complete waste of time.

If you are watching TV, I'd recommend doing so with friends at a sports bar or with family at home...you're home .

pricing the property properly is the only help anyone needs.... there will be 40-50 people at an open house that's priced right....and offers to follow....
