I have family in Columbia and being an hour and a half away, welcome a fellow Carolinian as well!

My best recommendations would be:

  • Host open houses for established agents in your office every weekend, without fail. Follow-up on the leads you procure at your open houses.
  • Volunteer in your community - there is so much to be done within your community and it will give you an opportunity to meet more and more folks in your area.
  • Take office call-time or desk-time as often as possible.
  • Work 40 hours per week at a minimum - EVERY week! 
  • Preview every home in your main target area when it hits the market.
  • Become the expert in YOUR target area. Share your information here and then share your link here in the Rain on your social media sites. 
  • Be active socially, both in person and on social media sites - FB, LI, etc.
  • Work your sphere - start a database with everyone you know and meet and keep in touch with them - OFTEN!
  • Dive into the Rain - get to know people here. Right now, we have no active members who are in Columbia, SC.

Oh you will find a WEALTH of marketing information here, there and everywhere. A month in? You SOOOO need MORE training and education . . . your broker, manager, team leader should be guiding you as you get your feet wet in this career.

My first broker told me, as a new agent, FIRST get the lay of the land . . . go on tours, visit open houses, pull listings out of MLS and drive around to find them . . . 

SAME TIME, become familiar with ALL the contracts and documents in a real estate transaction. 

So you market like you mean it (follow Barbara Todaro Anita Clark  Debb Janes EcoBroker and Bernie Stea JD to name a few) and you start generating business. THEN what do you do? You want to get them under contract and THEN to closing . . . that can be a very difficult journey!

Good news! You can do all this simultaneously . . .

Block off time to each task and do it consistently. Do Open Houses for other agents, start a Facebook business page, Instagram, Snapchat etc. Go view homes in your market, sign up for floor time, learn all the forms, attend training classes with your brokerage. Start a database/CRM, call all your friends, family and everyone you do frequent and tell them that you are a Realtor. Welcome to the Rain!

Congrats on getting your license!  Lots of info out there, some good, some not.  I'd say get familiar with your market and it's stats and offer to sit open houses for agents in your area to get exposure and build your pipeline.

I like building a podcast to grow my brand. Choose a few mediums or social media sites you like and stay consistent.

Tour open homes and meet agents in your area. Get to know all the homes for sale in your zip. Frequent garage sales and meet homeowners, starting real estate conversations. Run comps for homes that may show signs of moving (keep an eye out for moving trucks). Don't give up!

Chose your focus. You can't focus on everyone/everything. Start with the people you know. Make sure they know you're a Realtor without overdoing. A simple announcement is a good start. Put it on your FB and other social media pages. Remember, social media should be 20% business and 80% personal. Then decide which other business you'll go after (neighborhood farming, fsbo, expireds, open houses etc.) What you do today will show up in 60-90 days. Some business will come faster than others. Open Houses is usually a great place to begin since you yield faster results.

To add to great comment that Debe Maxwell, CRS left here,I will add STUDY AND MASTER YOUR SCRIPTS and OBJECTIONS. Something I wished someone would've told me DAY 1. Learn your buyer scripts. Listing Presentation scripts. Door knocking scripts. Open House Scripts. Price Reduction Scripts and more. You neeD to learn your objections as well. As a Real Estate Professional,you are going to get a LoooooOT OF OBJECTIONS FROM HOME BUYERS AND SELLERS-ESPECIALLY SELLERS. So don't be discouraged. But you MUST KNOW YOUR SCRIPTS. Heck I am still studying scripts myself now. If only I would've done this Day 1 as a Real Estate Agents.

Real Estate Agents videos that you should watch on You tube on Buyer and Listing Presentations and objections include Ben Kinney,Jeff Glover,Kevin Ward,Monica Diaz,Lance Loken,Tom Ferry and Bryan Casella just to name a few. 

 

And for anyone who thinks sounding like a script is a waste of time and make you sound robotic,I am currently reading a book called "THE POWER OF THE HYUMAN CONNECTION-How Relationship Marketing is Transforming the Way People Succeed by Kody Bateman.  On page 138 he said 

 

If you are still not convinced that detailed scripts are essential to your presentation,consider this explanation offered by Jordan Belfort in his book Way of the Wolf: "Since the time that you were old enough to talk,every single movie or TV Show that made you laugh or cry or scream or shout,or that got you so deeply invested in the characters that you ended up binge watching the entire series in a single weekend: every last one of them was scripted. 

 

So if  you want to hang on to the false belief that using a script is going to make you sound wooden and inauthentic,because sounding wooden and inauthentic is an inherent characteristic of using a script,then you need to ignore the fact that you have spent about half of your life being made to laugh and cry and scream and shout as a result of -yes,you got it: script.
