The RIGHT CHARLOTTE REALTOR!

For me, and I'm speaking for me only:

  • I prefer to have on-site staff and a marketing team available.
  • I love having a Title company in my office that do Title searches for our agents at no cost.
  • Having an innovative high tech brokerage who constantly challenges agents to be the best we can be - for both our clients and for us.
  • Having a broker with impeccable ethics and integrity that sets the bar for office culture - being there for any of his agents, any time, day or night.
  • Having the most recognized real estate brand in the WORLD (RE/MAX)

I've worked on the other side of transactions with agents from all types of brokers. My brokerage works for me and I pay a nominal split to have all of that and more. For me, leaving for a 100% brokerage would be committing business suicide!

And how many top level players in any game are playing at a high level without support.......? Not many, and it doesn't matter what the game is.

And I'm not sure if you are talking about flat fee offices (you know pay $1,200 to $1,800/mo or whatever regardless of how much biz one does) or the virtual offices with low $100 or $200/mo work from home kind of thing. But for me, it is the group, models, mentoring, coaching/accountability etc that helps one reach heights they probably won't reach on their own.

Reasons are many and varied.

Brokers...even 100% commission brokers...have to make money to stay in business. If they give away 100% of the commission, where do they get the money to pay for overhead and profit for the brokerage?

Everyone will probably have a different answer on this but I think 100% brokerages appeal to certain people and not to others. Commission is just one of many things that I consider when deciding if I want to go to a different brokerage. For me, it's not all about the Benjamins.

There are several reasons for me. First, I rarely have to even speak with our Broker in Charge. So, it isn't just about the broker.

1) Office - I love having a state of the art beautiful office to meet clients in. Yes, I could open an office and do this but, why do I want to spend my time doing those task?

2) Staff/Leverage - We have an amazing leadership team who supports our agents. Our Team Leader runs the office which is different than traditional brokerages. She offers coaching, holds meetings to keep us up to date on important details, keeps the office motivated and positive among many other things. I'm amazing at how organized she is. If I miss a week in the office she always calls to check on me. We have coffee a few times a year for a one on one. She's a huge support to us. We have a front desk person called Director of First Impressions. He not only does what you'd expect someone to do such as take in checks from other agents, distrubute mail & packages, answers calls, keeps the office nice, etc but, he is also transforming into our Technology officer. We have someone who is Director of Agent Services. She does so much for us as agents from marketing, overseeing training for all levels (you never stop learning), training, and supporting our team leader. We have 2 Market Center Administrators who process our checks so we get paid and run the office financials to make sure everything is paid. We have a productivity coach and coaching staff who coaches new agents. Then there is our Broker. She's available when we need her.

3) Time - there are many other things I'd need to do myself if our staff didn't take care of these things. I do run a business within a business. Our office takes care of a lot of little details I'd rather not think about.

4) Camaraderie/Collaboration with other top agents - We have a very large office with a family feel. Some of the top agents from the area are in my office. We're big on collaborating on our business and helping one another. Our culture is bar none. We support one another as friends and colleagues.

Because most seasoned agents understand the concept of "effective value added support" for their own business goals.

And "100% commission" is not really 100% commission, but that wouldn't be the only issue to consider...(Not knocking all the "100% commission" brokerages, I had worked with an exceptional one that had several offices, outstanding support, and was dominant in my local area).

Consider this, most of the heavy hitters (who are seasoned & knowledgeable) are not with a "100% commission" brokerage.

It is very possible you are not fully aware of what a 100% commission brokerage is. It IS NOT A FREE RIDE.

Regular support from the broker? Doesn't happen. It is always delegated to someone who finds teaching a default to achieving. As a matter of fact some brokers are so negligent they charge the agent if the broker is required to issue a commission check. Now, isn't that the only remaining vestige of broker responsibility remaining?

The brokerage you may have greater interest in are those who give safe harbor to dangerous agents, those brokerages that charge only for the transaction. An agent can do one or two transactions a decade and remain active.  Yes, the seasoned agent may be a part of this brokerage and leverage the low cost of membership.

Why don't seasoned agents jump ship? FEAR.

Be aware, there exists a very prevalent and illegal process in real estate that looks like a brokerage within a brokerage. Being able to operate within the deliberate obfuscation of responsibilities is attractive to agents who seek protection under this arrangement. Major brokerages support this business model

I have worked for both types of agencies. It really depends on what you want and need from your brokerage.

Personally, I prefer to manage my own transactions and I do not want to answer, "How many leads did you contact today?" or "Why did you choose title company B instead of A?", etc.

I currently work for a 100% company, but I still get great broker support. I speak one on one with my broker often. Even if it just to use her as a sounding board.

It all depends on what you need to succeed. There is no one right answer.

Many seasoned agent are NOT knowledgeable...they only seem knowledgable when you are green.

At one time I thought my broker was someone who knew everything...when I got educated I realized how little he knew.

I have been in this business for almost 30 years and I still learn...daily.  This business is not stagnant, things change, rules change, and laws change...only someone who puts out the effort to learn will become knowledgable enough to start their own business...even then you do not get to keep 100%.

100% brokerages are great, but there is usually a good monthly fee involved.  Broker has to get paid somehow...

Not every seasoned or knowledgeable agent is comfortable operating in that environment.  It's similar to the question "Why don't they just get a Broker's license and run their own company?"

I'm jumping back into business after a couple years very part time. Had a job with local builder. This question I thought about myself as I research offices. It's a personal choice. Some agents feel comfortable working alone at 100% broker. Sounds good. They still have cost of business. Either way they will incur expenses.
I've seen them come & go.
Other agents prefer the culture and support of a more traditional office.

My brokerage absorbs a lot of costs up front that isn't covered by 100% commission firms. The 100% commission firms don't have the culture and environment that I have in my firm (and neither do most other firms for that matter regardless of commission structures). Things can go wrong in a deal- even for experienced agents- and lawsuits are common (at least in NYC they are), my firm will work with us (assuming we didn't break the law or do anything unethical) to support us in the process- you won't get that same level of support in 100% commission firms.
