In small rural markets with lower cost real estate listings, so so often it is list it, sell it and lots of empty chairs at the closing. No delay finding the listing agrent when that's you. Fewer layers of players and simpler listing, marketing, selling (repeat).

As a rule no. As an exception yes we did yesterday. In a local company where a mom and husband and child all work the husband passed away. And we weren't about to call anyone in the family to try and schedule an appointment. So we had to make several calls to other people in the firm to find one who do it for us, but again... very specific situation and while we wanted to get our buyer in and I'm sure the seller wanted the showing we all wanted to be respectful of their grief.

What kind of problems? I find that ST has made it pretty streamlined. Yes, sometimes agents will cancel last minute & reschedule 2, 3 times but it's just part of the job to be flexible & respond to a change.

With the cracking down on coming soon listings some agents go ahead and put a listing in the MLS but then either:

There has been a recent need to cover the topic of showings a bit more with sellers... They often want to suggest another time, another day due to minor things that easily could be worked around. Buyers ask for certain days/times for a reason. If the goal truly is to sell, the answer has to be "yes".
