Norm Padula nailed it. Florida has a presumption of transaction brokerage without disclosure unless the parties agree differently in writing.

Not sure... 20+ years ago in NYC we did not disclose agency, per se. There was no written agency agreement. All agents in a transaction represented the seller, even if you were working with the buyer.

We do have agency in North and South Carolina.

I only know of Florida. Connecticut is a strong agency state, but alas Buyer Agency rules are not always enforced by agents, meaning agents don't bother to get buyers to sign Buyer Agency agreements, which are mandated by law.

In Florida it is presumed all licenssees are operating as Transactions Brokers UNLESS a Single Agent or No Brokerage relationship is established In Writing AND if they are transistioning from one type of authorized relationship to to another.

Oklahoma is a staute state instead of a common law state so no "law of agency exist" What is novel is transactional real estate with core duties. If you do not perform core responsibilities that has to be disclosed.
