Besides asking for more pictures, my clients always ask for floor plans. I have used professinally done floor plans for 20+ years. They definitely help sell my homes and I know when I work with buyers if an agent has provided a professional floor plan my buyers love it.

Yes, we have to do measurements so why not include a floor plan. I don't always make it public. It may be that the agent can pull it up. Some people prefer looking at a floor plan than photos. I have an appraisal company who does my floor plans.

Do all agents use a floor plan... no.

Not all properties require a floor plan.  But it's a nice feature to be able to offer, and consumers do like to see one.

I do have an outside service who provides those for me... at fairly considerable expense.  But they do a nice job and it helps set me apart from the competition.

(btw.. on the example you posted... "entertaining" is spelled wrong.)

I think making the floor plan of a house FOREVER available on the Internet to be grounds for a charge of reckless endangerment to current and all future owners.

Do we not have a OBLIGATION to protect? 

Floor plans should be restricted of OFF-line distribution ONLY.

I rarely posted the floor plan on the MLS John willson but I always had it available if possible for serious inquiries. Not all owner occupied residences wanted that to be public with for reasons of family safety.

Case by case. Many properties don't need them, and sometimes sellers don't want them online, but I leave one at the house for buyers and agents that actually visit the property.

No.  They are not common in my experience in my market and not something I'd use.  I'm of the mindset that "less is more".  Floorplans and measurements give people a reason to reject the house without seeing it.  Many times people have fallen in love with (and bought) homes that on paper do not meet their requirements.  Get them in and let them fall in love with the house.

Hey when you're competant & know your neighborhoods, you have them on file because you've been in the business that long.

Many people can't even remember their model or their square footage so I rely on builder floorplans for accuracy. Sellers always inflate their square footage by at least 300+ sq feet. 

There are many photo companies that do this for us. I think the cost is $125-$150. I only do these with custom homes or homes that were tear-downs.

Your example is nice because it adds furniture for the 'visually challenged'.

I have not used floor plans consistently....I do decide with the client if a floor plan will help or not...My goal is to get more folks in the house and I have found that more information may screen out viewers than attract viewers...hope that helps.....

It depends on the home. If the seller has it, i use it. In luxury sales yes, i will complete a professional one. In starter homes, not alaways. They are basic and if the buyer requests one, i can do one, but 99% do not ask for one

Funny you ask this, I know they have been around forever - I used to see them a lot on New Construction listings- but nowadays a lot of agents are including them in the photos section of the MLS & in their marketing.

I outsource them for each of my listings and they are welcomed by the Buyers, who are usually out of area and use them along with the virtual walk thru to determine if that home warrants a special trip to the area.  They are also a wonderful add on to help me win more Sellers!  Not once in over 20 years have I ever had a Seller question the safety/security of providing a floorplan.  Pays to live in Canada I suppose ;)

Yes and I think it helps sell our listings when we have them done. I have them outsourced as our Association requires us to either measure them ourselves or have them professionally measured.

Since I market and sell houses and that is my specialty, I leave the measuring to the experts, just like I leave the photos to the photographer and the videos to the videographer!
