There are likely as many questions as there are first time homebuyers,  Some are so green they don't even know the questions to ask and you can see their eyes begin to glaze.  Others seem well-prepared but until they actually become homebuyers, aren't quite ready.    Listening helps. A lot. Start with the basics of the process and then go from there based on what you see happening.  Ask lots of questions along the way.   It's a journey with many twists and turns...

This seems like the appropriate place to say this - you are really screwing up, buddy. One of the greatest gifts of AR is the referral network. Trust me when I say that outside of the camaraderie and knowledge gleaned in interacting with other agents, the most sought after posts here are the ones from SEO gurus. Agents love tips and tricks about their websites, and then when it comes down to needing an expert, they go to the person who has provided them good service . . . more often than not looking for an expert in the Rain. 

Unless you pull the stick out of your nether regions, there's not one person on this thread that would consider sending you any kind of business because in one simple question you have demonstrated that you are incredibly difficult to work with. 

I have no skin in this game - merely to say - turn your game around in a hurry or your time here will be a complete waste. You have a goldmine here. Grow up.

#1 - Can we see $350,000 houses, even though I can only afford $300,000? Then we could offer low. 

#2 - Why do I have to pay PMI if I'm only putting 5% down?

And if you're still reading, I'm just going to leave these here.

Philip, Just a suggestion since you're new to the community.  You might want to learn the rules of the playground before kicking sand in the faces of those that don't answer the question in the way you desired.  

If you give this community a chance, you'll find overall it is a VERY helpful and for the most part, very polite community.  

You'll also find the Q&A section is often filled with answers that may not suit the original question.  Take what you need, skip what you don't and both the community members AND you will have a better day.

They have a variety of questions but most is about the process or timeline of the paperwork. Others are how is the loan going to work. In between showings, you will be answering questions they have. It really depends.

Dan used what I call the stupid questions. Especially the why are you selling one. Who cares, it's listed.

The question that they should ask is "How many successful sales have you handled?

It astounds me how many first time agents target first time homebuyers, the blind leading the blind.  Perhaps these agents are looking for someone to practice on while they learn what they are doing and hope that first time buyers will not notice the mistakes.

There are two types of buyers who can be sorted by the questions they ask.

The most revealing are:

1. What's the taxes?
2. How soon can they move out?

It is possible your question pertains to 'What are the questions a buyer needs answered before hiring an agent to help them buy a house?"

Hello Philip, The questions are endless. First time home buyers don't have a reference point for home buying. That is why they need an agent that actually can answer their questions. 

Questions generally evolve around the process.  How do we make an offer? How much should we offer?  Will our offer be accepted? The dreaded question - what if we change our mind!?
