Seriously, good luck with your tenant - if they don't want to negotiate, you have to ask your tenant how badly do they want THIS space. If there are other options, move on. If time isn't a factor, step away from the table and give them some time to come around.

Negotiating requires that all the parties give a little to get what they want. At the end, ideally, everybody's satisfied and yet everybody wants a little bit more.
Call me Spider-Man, but when the landlord doesn't want to negotiate on much of anything, it's usually because they don't have to. Also, a lot of tenants believe that the landlord would automatically build out their space or give them a sweetheart deal but with a prime space, they may not need to.
Where to site your business is extremely critical. Better than a deal. If that location is ideal and nothing else comes close, and if you were the landlord, you would consider the deal fair, the tenant needs to decide whether getting a deal is more important then the best location for their business.

Like any negotiation the possibilities are endless but not all possibilities will be successful. The person in control of the product is always in the drivers seat. You suggest that the Seller is willing to negotiate a little and that may be the best you will be able to do.

I don't know... I don't do commercial leases. But I do know something about negotiations having done them since 1974. Keep in mind that whoever manages or owns a property has no legal obligation to negotiate. In fact, if they properly priced a property their legal obligation is to get the most for their client, not yours. (That's true for residential properties, as well.) And then again, maybe this property is so desirable they no there's no reason to negotiate as they know ultimately they will get their price.

Sounds like your client doesn't want to negotiate to "acquire the lease property" and instead wants to negotiate "a sweet deal". 

Perhaps your client doesn't want to negotiate to win!? If the market value of the lease doesn't fit her budget, MOVE ON!

If I really want a property, I would negotiate to pay multiple months up front and sometimes a slightly higher monthly offer to beat out anybody else (of course this is dependent upon the market and each individual situation).

You can negotiate 100 ways to Sunday, but yo need to fnd out what the land lord wants, what market trends are, what the tenant wants to pay. Then mix it all up and make it work with in those guidelines

I don't do commercial. Having said that, my advice is for you to negotiate to the best of your ability and to the the advantage of your client and then ask the client is they will move forward with this deal or keep on looking.
