If I am making a listing presentation, absorption rate is one of the things I check...for the area where the property is located.

I never have Peter Mohylsky, South Walton . When my bank account got low the only drilling down I did was looking for prospects, either Sellers or Buyers and then in the end my bank account absorbed the commissions.

Inventory can be misleading. I know builders that have 1 or 2 models listed in the mls, but they are actually planning on building 50+ houses in a particular subdivision. Many builders alss have an inventory of lots that they aren't ready to build on yet. I serch on an as ready to buy basis. I even have several lots that are pending being subdivided. If a serious buyer comes along, we can set them up on a variety of lots.

I analyze by town.... it obviously changes as new listings come on and closings happen....

presently, we are in an extreme sellers market.... 1.1 months of inventory as of today....

Yes, I do but I'm always careful when passing on the info.  When I tell someone the absorption rate for a certain city I see way too often people are just stuck by that rate.  When I dig into the subvision it could be a totally different rate and they will start arguing because I just told them something different.   It's like someone asking the price per square foot houses are selling for in a city.  We know the average but that does not mean that the house they are selling or purchasing is going to be that price as it depends on the subdivision and the updates of the home.

We analyze the statistics by town and are usually pretty well versed in absorption rates and how it affects our buyers and sellers.

I keep up on the stats and data. It is best used in listing presentations. I do however use easy to understand terms as using absorption rate as a term to a consumer, may have them looking at you funny

I used to know the general market absorption rate when I was working.  I didn't know the statistical data by communities or neighborhoods because that info wasn't available.  I did, however, know which communities sold quickly and which did not.  That's where local knowledge comes in.

As per the current situation absorption rate is above 25% in our locality.

Utah now ranks No. 1 in nation for building new housing, but needs even more of it to help lower high prices Visit: https://www.sltrib.com/news/politics/2019/05/23/utah-now-ranks-no-nation/
