My most interesting one was that the Sellers agent didn't inform them that they had to be out prior to closing. When we arrived at the house 2 hours before closing the Seller was none to happy that we informed them we would not be closing until they were out and that the home had been professionally cleaned.

I have shown up to one that the sellers were not remotely ready to move - their agent had NO clue either. They thought they were going to Closing to sign paperwork that day and then both parties would decide when they were going to move!

Sure, I have had a seller switch refrigerators trying to scam my buyers. Fortunately, I always note the make, model and serial numbers  and take photos. Needless to say, the missing refrigerator suddenly re-appeared.

The only one that comes to mind is where the sellers didn't move. They did finally have their movers come late in the day. My buyers big moving van and four movers were sitting outside for hours waiting.

Buyer took all the switch plate covers for the switches and electrical outlets, removed the attached window boxes and even dug up a couple of plantings.

Buyer's wanting to renegotiate price - I don't know about how interesting that was - it was more like a pain in the @$$ and they were very difficult about it. It did close but it was painful and a painful end to challenging transaction.

Sold a home to a buyer who had not actually seen the home. All done with photos. Seller removed and sold the pool equipment. Buyer had the equipment in the contract and photos. Seller had to buy new equipment and listing agent participated.

I do a walk through with buyer and home inspector(if buyer wants him/her to inspect repairs) when the repairs are finished so there is still time to make any repairs if they are not done correctly.

I urge clients to do the FINAL walk through on the way to the closing in case the AC condenser was stolen overnight or a water line burst, etc.

This property was 25 miles out of town so it was very inconvenient to do a final walk through, and it was February in Indiana with a 100 year old plus farm house with a very poor heat source.  When we did the final walk through before the closing I could hear water running when we opened the door and the floors were covered in water.  The basement had a foot of water in it and a water line had burst.  We immediately turned off the water supply line in the basement.  (future need for hip waders in my back seat???)

It was a short sale and sellers were no longer making any effort as they wanted to cut their losses and go into foreclosure, if necessary.  My buyer wanted the house and he was going to gut it anyway and replace all the flooring so it all worked out and we closed an hour later.

 

My youngest daughter is a lender in town and she had a much more dramatic story as well as one of her colleagues about a month ago!!!!

My very first walk through back in 1985, went to the house w/ first time buyers and the old man selling the house was sitting in his lazy boy recliner, nothing in the house had been moved and we asked him what was going on?

He said no one told him he had to move out on settlement day. So closing was obviously delayed until he could get someone to move him out.

I had a contract where the refridgerator was to convey, the seller wanted to take it.  The buyers said no.  The seller put the buyers mail in the freezer with a note stating "We hope you love our refrigerator/freezer."

I generally stay ahead of the schedule to prevent those situations that elevate the emotions in a very emotional buying/selling event.

The situations encountered were remedied before anyone saw them. One involved a sellers uncommon attachment to the shower head in the owners suite. The subsequent physical damage and potential for flooding caused by broken plumbing was averted. The buyer was never tramitized. SUCCESS.

A second event when I popped in to take a peek the day before I found the owner with mop in hand and that look of complete exhaustion, confusion and clearly on the verge of losing control. Prying the handle from her hand, I assured her all will end well and took her to dinner. Summoned Sasquatch and we packed her up after dinner. She looked like a new person at closing. We often know not the burden another carries. Helping them is the kindest thing to do.

It was interesting at one walk through that the Appliances that were suppose to stay were gone and they left piles of trash in the corners of rooms where they swept to make t broom clean and stated the contract did not state removing trash, just sweeping. They ended paying for a new set of kitchen appliances.

Water running from the ceiling from a burst pipe at an 8PM walkthrouhg.  I was the listing agent (buyers found it upon their walkthrough)  Got a plumber there asap, fixed it, buyers wanted to see repair prior to closing drywall ceiling- no problem, done and closed on time.  Phew.

Too many stories to tell...Missing appliances, switched appliances, removed security, removed pavers, light fixtures, landscape and missing bathroom mirrors...

We always do a final walk thru and I always remind the listing agent that we will be doing one so that they can remind the seller to LEAVE THE UTILITIES ON. (In the contract)  Sometimes the utilities are already off...UGH.

The biggest problem is not the seller, it is the listing agent that never grasps what constitutes a problem.

one of my coworkers got there in the evening to do final walk through prior to early morning closing the next day and sellers were having a beer on the deck and NOTHING was packed.  Contract called for possession at closing.  THAT didn't happen.

Yes I did one as a favor for the buyers agent.  Sellers were having a moving sale and on a time crunch to get out.  Lots of people and buyers kids were running  in and out of the home.  Also buyer was inspecting that all repairs had been done.  Seller and Buyer butted heads over a Stop on a commode.

A buyer of my short sale listing showed up and the seller had removed all of the fan lamps in the three bedrooms.  These were two ladies that were newly wed and they wanted the home so they just accepted the home in the condition it was at the time of the walk through.  My seller, the wife that is not the husband, had no remorse.

I arrived at the Seller's house a few hours before closing to find that she had not completely moved.  Even though she was told to be out by 11, she thought running an hour or so later would be fine.  I had to change clothes, call my husband, get her to call a U-Haul and moved non-stop until the last item was on the truck.  I asked the attorney to stall a little and he called me when he was done.  Down to the last minute....Seller had gotten overwhelmed in the process and too embarrassed to tell me....
