I think target marketing needs to be property-specific first, then consumer specific.  IDK if that was the answer to this question,

Add to that, millenials are connected to information.

They will know comparable sales of homes they view.  This is another reason updating sellers on comparable sales is so important.  Or the buyer becomes more educated than seller on the value of their own home.

Honestly, I haven't paid any attention to millenials.  The one I've worked with was extremely dialed in and defied all of the stereotypes above.  Went out on two showing appointments with him, he bought on the second one.  Wrote a clean offer, got it accepted and even invited me to the house warming.

I wouldn't want to make any generalizations about the Millenial generation, or any other. The important thing to realize is each buyer or seller is different and we need to try and understand their concerns and needs and adjust our style in a way that will work best for their preferred communication, as well as to best help them achieve their goals.

Millenials I find are more driven by the surrounding community than they are about the inside.  They find area and ammenities more important than older generations.
