I don't know if I understand your question - are you saying that you are feeling that experienced independent agents are not seeing the value of teamwork/being on a team/leading a team?

Demonstrate the value by sharing real (live) data and if you're trying to recruit an experienced agent, have them interview other agents on the team. The other agents can provide testimonial to what the value for them is. 

I don't see a lot of experienced agents joining teams though - most are already set in their ways/habits. That would make me fearful that, as a team leader, I'd be wasting my time with them - they won't last long (too resistant to change)!

Can't help you here. I disbanded a team in 2010 and have been very happy as a sole practitioner. In general my most "difficult" transactions have been with teams... too many newbies and no one totally "owns" the transaction. Not a fan...

Covering some of the expenses and taking care of all the admin so they can concentrate on appointments - both setting them and going to them. And possibly make more money while putting in fewer hours. And of course having the "team" cover for one if one is going to be taking more time to travel or do other things.  That said most team splits  are not attractive enough for an experienced agent unless that agent is already struggling (in my opinion I don't see too many experienced agents willing to give up 50%  unless they don't have too much happening).

Have only been part of a team early in my real estate career. There is much confusion for agents on the other side of a transaction when getting under contract...who is the main contact of the team, etc.? 

Some agents are not as motivated as others, taking advantage of those who are and still getting paid. I have seen the fallout of many team situations/partnerships because trust, ethics, agreements were breached.

That's a very good question Bob. For less experienced agents, probably a lot of value to grow and learn the business. For experience agents, it's very questionable as to weather or not any additional value is created.

From my experience, I see a lot of poorly performing agents joining teams looking for the holy grail to success and boosting their self-image. Team owners/leaders exploiting it. Trying to turn it into a marketing positive in the marketplace.

I think this is a great question Bob Crane .  I had a partner early on in my career and I loved the camaraderie but her interests and devotion changed and we dissolved. I had hoped to forge another such relationship but over 20 years it never happened. If I were to join a team I would want to know it was stable, supportive, and cost effective to myself.

I see teams as being the place for new agents w/o a sphere.  It's being taught as a good way for new agents to gain experience, right behind hosting open houses.

 

For experienced people, I don't see many joining a team rather they're starting one.  If an experienced person were to join, they'd probably have very specific needs that they need met.  This should be part of the interview process on both sides of the table.  Obviously, meeting those needs would be the value a team could show.

This question projects an assumption that the experienced agent all share the same value index.

However, the experienced agent HAS figured a few things out and is making a living. So, the team lead is more likely to focus on life quality issues thinking the expereinced agent is ready to take it easy.  That is when the disfunction of teamwork becomes apparent and the onset of regret for the expereinced agent.

The KW construct of the brokerage within a brokerage is an issue BROKERS need to bring to and end.

Alot of good answers here. Before the market fell I had a full Team concept with 10+ full time salaried employees -- or administrative Support Staff.  Now I am on my own and love that I no longer have to go that route.  A Team concept has alot of positive but the negative I don't miss.  IMHO

If they can make your life easier then they have value. I've noticed the teams in my own office that you are mostly working with newer agents. I also don't like the 'cheer leading' aspect of the whole thing.

I think you need to find the pain point for the individual agents and how your team can alleviate it.  It might be time or money or expanding into a different niche, or something completely different.  What about their business frustrates them the most?
