Here, there are a host of people who have to be at a closing and it's usually scheduled based on availablility. So the answer in my case is not "it depends," it's "as long as it closes, I don't care!"

Like others mentioned - for me closing date is determined by the mutual acceptance date and allowing enough time to get the loan - typically between 30 and 45 days depending on loan type.

We go with what the buyers and sellers agree upon - typically 30-45 days of ratified Contract. Closings take place all month - no 'set' date.

The only preference I would have is NOT to Close the last day of the month!

Whenever is great with me. If my clients going FHA, toward the end of the month. Lenders now are being more flexible on this than they used to be. I've got 1 on the 8th so that's ok with me.

Buyers usually want to close at the end of the month since their closing costs for “Interest days until the end of the month”  is a lower amount. To me, it doesn’t matter as long as it gets to closing. We generally go with whatever to date is on the purchase contract, but most of the time, we are ready to close before that

Generally, it depends on what's been negotiated in the contract for a closing date. Buyers prefer end of month as it reduces their prepaids needed at closing.

Oh yes, an end of the month closing can be brutal on time frames. I'd rather add a week if whatever it would take to get it done takes us to the last couple of days of the month. I also like Monday Tuesday rather than Friday closings. If there's a delay somebody may be waiting over the weekend.

I prefer the end of the month if I represent the buyer, but preferably a few days before since the schedule gets crowded the last two days.

My personal preference is the middle of the month. It really depends on when the contract is written. 45 days out isn't unusual here and in some cases it's only 3-4 weeks out.

I always set up closings on the 1st day of the month so no interest adjustments need to be made by the buyer.... the 2nd is the worst day and many agents are not thinking about that....

Depends on the contract and what the parties agree on. But if there is a way to avoid the last day of the month I recommend it. And we need to watch for those days the records office is closed - it's not just the major holidays.

When to close is usually a function of when the contract was made. Typical escrow period is 30 days or so after the contract is made.

The close is determined based upon what the contract says.  Some closings are done in 10 to 21 days from contract acceptance. If it falls on a weekend we either roll the close back or forward "depending" on many factors.

I have always said the last Forday of the month is the worst time. Next year we have online notaries so we can do closings wihtout bricks and mortar and it won't matter as much.

We usually set closing at the best time for the loan to fund. Usually this is 30 to 45 days after acceptance, but consulting with the lender as to their timeline usually allows for the best date be written into the deal.

Whenever escrow closes, it closes.  The only thing we look at is if it'll close on a Monday or right after a major holiday, we try to do the Friday before to give the buyers time to move.

if it's a tight cash buyer with a loan we try to set it up a few days prior to end of month, or on the 1st.  If buyers are paying cash we stive for middle of the month when attorney is less busy.
