we do two visits....one with the pre-listing binder .... this first step is one of listening to the homeowner.... absorbing their story.... looking at the property closely.... and asking our questions....we leave the binder for them to keep and we briefly go through it with them....it has everything they need to know and want to know....just a very small section is about us....the rest is to help them...

the second visit is just about the price; the market conditions; the commission; and our market plan for their home.... we use toolkit for the comps....

all of that is in another three ring binder....they keep that, too.... it seems to intimidate many other agents, if they call others.... we have no problem with others seeing it.... if they can do better, we had better UP OUR GAME....

No, I used to & found that the sellers never read it so .... didn't save much time did it? Had to do the whole thing so I just bring the whole thing now.

How about you? Others have success with this but I have loafers for clients.

It depends.  On many things.  Years ago I did. Today, in my market, it is more about the comps, compensation and marketing plan which is addressed at the first meeting.

Truthfully, I'm not consistent on using a pre-list pack. I do have a pre-list pack - it has our marketing plan, an overview of the home selling process and current market reports. Most of my listings are referrals and/or past clients so I typically don't need to use the pack. If I know that I'm competing with other agents - then.......sometimes......I'll drop off a pre-list pack.

It depends. Sometimes I email a "preview" of my marketing plan. Sometimes I deliver my listing package in advance so they can start looking at it. Then I bring comps and market analyses with me to the presentation. And I often sell homes for people who haven't lived in them for years, if ever, and are thousands of miles away... so I email my listing information to them. For repeat clients, I don't necessarily send anything in advance.

I remember my first expereince with Real Estate documents. Over-whelming and incoherent even if you explained them. Same with loan docs and IRS forms too. People hire me for their gateway into and out of transactions.

No, I used to but, most of my listings are repeat clients or referrals from clients and most of them just want the bottom line...and, of course, to be told what needs to be done to get their homes sold!

Usually a seller is already familiar with me, how I work and market from 'seeing me' about town and an initial consultation/visit to property.

I send listing collateral from a recent similar property, a proposal with the price range,  expected marketing time and my fee for the project.

Marketing plan comes after the listing has been signed, with items ticked off--and the listing collateral for their property as evidence.

I know the owner has a 55 gallon barrel full of agent propaganda.

So I won't contribute to the barrel.

My pre-listing simply contains:

1. Convey the privilege of meeting with them

2. The outcome will be answering the only five questions the REALLY have.  Not the 771 questions every agent mailed and ended up in the barrel.

3. What they should have on hand when I arrive.

The deal sealer is what happens before I sit at the dining room table. "Would you like to see my 'knock your socks off, professionally created Power Point listing presentation or prefer to see what is in this green folder?"

For most readers the power of this option is beyond their grasp.

"Did I fully answer your five questions?"

"Yes you did. And it is clear we both want to hire you to help us sell our house. However, I feel an obligation, not that it matters in our decision, but what are your fees?"

That the difference between 'selling' and leading.
