Yeah. Just because we can fill all those slots doesn't mean we should. After a dozen or so I think it all becomes a blur so make it the best dozen and leave the rest out. You want to appeal not only to the conscious emotions but the subconscious--too much noise = tune out factor.
Always leave a few pictures out, so if a buyer's interested enough, they contact you and ask. Then you can provide them. And know that there is beyond a passing interest.

Definitely... you can lose patience when the photos go on and on and on. I've seen listings with 100 photos, which really is a bit much.

Sometimes I've seen where the photo goes every 5 feet in a home. Nice progression but what's left to see? Literally nothing ....

I think there should be a good sampling of each room & that's it. No laundry area where the cameraman can't even fit or photo of the furnace.

Our location is 8 hours away from say Providence RI. Consider you are a buyer for a farm or waterfront property or Victorian home. Do you want more than one image of each room... or one's fine. Maybe a screen scene and there... if they want more, they will have to run the roads every time a new listing in their category and price range hits the market. Whoa.

The agent who only takes a buyer serious when they darken your real estate agency door will die a dinosaur wearing a rusted corroded blue and white "R" pin.

Our peak time for video show and tell open house online is 10 to 10:30 and the more images, plat maps, floor plans, video, descriptive narrative the better. Never ever had a buyer says too many images or the video is too long. They want more than the yes, no maybe numbers fields on the MLS done and dirty. Provide it and double back to change up the images when seasons change Peter Mohylsky, SoWal Is HOME. !

We spend as much time providing local imagery, videos and the what's it like living here blog posts as the home town native. Z, R and T can not provide that local you are live and local. No longer 9-5 M-F for busy online far away buyers.

When I see that there are 60, 70 and more that's too many. If 20 to 40 cannot capture the  essence by a professional you need to start interviewing others.

I think a few shots can capture a room sufficiently. Outdoors I like to see  a variety of shots. I'm not a fan of repeating the same shot at a slightly different angle. If you have a 20+ room house then I suppose you could end up with 60+ pictures. On a small home maybe only 10-15 would do it.

Yes. There are only so many photos you can do of a house. Some are repetitive and you lose the consumer. Also, sometimes you need to show just enough to pique their interest.

I do.  I think that something needs to be left to be discovered with a visit.  And considering the shortened attention span of most people, I don't really see the benefit of loads and loads of pictures.

I had a listing with 50 photos. Very detailed. I wasn't getting a lot of showings and my broker suggested limiting the photos to no more than 15. All the sudden we were getting showing requests and a few weeks later the property was under contract.

We can enter up to 35 photos, and usually try too, unless it is a smaller property.  Don't believe in duplicating photos just to fill up these spots.

Our mls allows 40. We put in as many worthwhile photos as we can. Sometimes a small condo is a big challenge.
