Yes and yes. It is said that Fort Mohave Arizona is one big floodplain! My street was taken out of floodplain A in 2015, and our GIS will show who has elevation certificates and any LOMCs for parcels. It's always interesting to see one property out of floodplain surrounded by others who are showing as in. They did the application.

It's not an issue out here, at least in the areas I work. We have river basins and drainage areas we need to be aware of during rains for potential swift-water, but not so much floods.
Of course, there are those houses below the roadway. I'm not a fan of those for flooding concerns. I'm up on a hill.

Yes it's very popular here Tammy Lankford, our flood maps were a mess because of temporary dikes during the flood of 2011 and the City fought hard to get FEMA to redo their maps. The whole thing was not settled for about 6 years. In the meantime everyone demanded their elevation be confirmed and so on. I'm still screwed until we get more flood protection in place.

We live along the Ohio River, of course with have properties in the Floodplain needing flood insurance. Actually, the Metropolitan Sewer District (MSD) is purchasing especially vulnerable properties to prevent having residents that have to remodel/file claims/rebuild every year or even 2 or 3 times a year.

Yes and no. We do not live in a flood zone but we still carry flood insurance and I think everyone should. People here always think that you only need flood insurance if you live on the beach or river and that is not true.
I have seen many inland areas flood after a heavy thunderstorm or tropical storm but the people did not have flood insurance because they were not in a flood zone. They fell into a false sense of security then lost everything because they were uninsured.
Bottom line...every area has the potential to be a flood zone under the right conditions (poor drainage, for example).

Took a Con Ed class a few months ago about properties in Flood Zones. Best class I've ever had. The bottom line is that many of the flood map are wrong. Second take away was that it's fairly cheap ($100 or so) to have a professional come out to check.
I'm about to take a listing from a fellow church member that was complaining he was just a few feet in a flood zone. I advised him to have it checked out and turns out that he was a few feet OUT of the flood zone! Check out www.floodzoneexpert.com.
