We have stabilized here John Wiley . We had a oil boom in 2006, bust in 2014, and now oil is picking up again. In a community of 45,000 I'm see about 2 foreclosures a day in the newspaper.

No not at all. In fact I just got Febr's # from Corelogic & it says the exact opposite. Down across the board.

I watch foreclosures and short sales for my investors, and they remain relatively low in my area. The housing prices remain very high, but if that changes.... 

Just the opposite in my market, very few foreclosures.

Has to do with job loss. Often 6 month -1 year after unemployment...

There are a few not sure how these owners lost their home with ridiculous low employment rate....

We are not.

We currently have 13 of them in Charlotte proper, down 35% year-over-year.

Some increase.  With values so high now and the economy at record low unemployement in over 50 years, it's less likely to see these now, but they still occur.

Values have returned in the San Francisco Bay Area. Most home owners have equity which is a strong argument not to allow your property to be foreclosed.

Still...we see a few here and there. Death, divorce, job loss, medical emergency...stuff happens.

No big changes. There are always some foreclosures in every market. I do see an increase in auctions, and they are bringing good prices.

We're well under 0.1% which isn't anywhere close to setting off alarm bells.

In the newspaper an increase in foreclosure was reported. Their #1 source of real estate data is Zdevil.

We must be aware, many call LIS Pendens a foreclosure equivalent.

In the MLS data and tax records, there is NO statistical increase in foreclosures. Those who may be caught in that situation my think otherwise.

I am on another real estate forum and the bpo agents are experiencing an increase in their business. Mostly new loan defaults still owner occupied but the writing is slowly appearing on the walls.

I'd agree there's plenty of properties in foreclosure that are left to be worked out. I don't know that the number has increased.
