Sure.  I've had offers rejected because my buyers were a corporation and not a family.  I've heard stories about open house testers.  I am aware of the regs when interviewing prospective tenants for a home.

 

As far as how it impacts things:

Property management: You need to know the laws of the land and most importantly what you can and cannot ask a prospective tenant.

Transactions: The biggest thing is the "Buyer's letter to the seller."  Many buyers and agents think this is a good idea, but it opens up a can of worms if any "protected" information is disclosed.  A photo of the family is often in there too.  That is a can of worms.  It opens up the possibility for a complaint based on ethnicity, orientation, family make-up, etc.

You got to be fair and be careful. As a realtor she is not permitted to get into home leasing because of new laws and liability. They will sue the heck out those who broke the law. That can mean revoke your license.

For me - how it's impacted me is having to change  marketing remarks and remove words or phrase like "walking distance to beach" or "good family home" and that kind of PC stuff in marketing remarks.

Was accused of discrimination when I turned down a rental to some people. They claim it was because they were black. MY claim? Lack of income as they were on government assistance and the math of the situation said they couldn't afford it. They got civil right agencies involved and I barked right back challenging them to add up all the expenses against the income and explain to me the affordability of it all. (Mind you the law states we don't have to give a reason as to why we don't rent to someone). THEY COULDN'T as math does not lie but people do. Good management is good for all and preserves the rights of everyone
