It depends on who is doing the teaching. If it is you or a REALTOR®, marketing, listing presentations, changes to contracts or forms are always popular. Or have an inspector, professional photographer, insurance agent, lender, etc. speak about their role in a transaction. A hot topic now is flood insurance, very timely with all the floods in inland areas. There is talk of major changes to the flood insurance program so that might be the most relevant right now.

I prefer finger foods for the menu as it is too distracting to try eating a salad or sandwich while listening to the speaker and taking notes. Wraps sliced in bite size pieces, pizza cut in squares that are two bites, fruit and cheese platter, etc.

The purpose will determine social vs. business. If it's an office meeting or in-house training, lean more to business, 70/30. If it's a recruiting device, 50/50.

I don't care about the menu.

The topic I would like to see covered, and I'm actually pitching in our office, is a lunch and learn about getting buyers to make up the difference if there is a shortage in what our commission in the buyer brokerage agreement is vs. what is paid int he MLS...and how to do that within the confines of a loan and how to do that on the settlement statement.  We've confused some lenders and title attorneys reently who don't get the concept that the buyer can pay part of the commission.
