I believe that when we report something in MLS through the system, it's anonymous. Not sure what you mean by "incriminating text."

We can report issues anonymously. We often see properties come on the market but with delay for showings, or for an open house.

I had that very experience today, Nick! The ones who think that they'll capture the buyer and show them privately before it hits the market are the ones who do this. 

Thankfully, we are allowed to report this behavior anonymously to our MLS Board.

We can post ahead of the grand opening, but we are not allowed to let ANYONE in ahead of the date when all can view it.

Of course this must be spelled out in the listing agreement which must be sent to the mls people.

Check with your mls to see if this is the case here.

A lot of times there is a legit reason they aren't showing it. Regardless I wouldn't report anyone to the MLS. They'll  figure out it was you & you'll be branded a snitch.

Document, then report after settlement if you have a buyer interested in a property listed by an agent like that. Many times the listing agent is following sellers instructions.

If it is active and can't be shown they better have a good reason. If not, a courtesy call to their broker to ask if this is office policy. That will resolve things quickly!

To your specific issue about reporting transparency : in our mls we can report any listing to the compliance department and it is very easy and anonymous to another agent. The compliance rep simply requests a listing package from the agent to prove the status. You have 3 days. They keep record of all complains and quick to send a fine if you do not comply.

That is the problem with 'self-policing,' it becomes a griping tool when others don't get their way.

Let say the owner has determined the house can only be shown on Saturday. On Saturday, the owner will hire the needed staff to take bed ridden mom on a ride.  I would assume you would throw this accommodating agent under the bus because your buyer is available only on Tuesday.

We are so quick to throw each other under the bus. And so emboldened when it can be done ANONYMOUSLY.

Now, isn't it amusing we treat poorly those who post question here on AR anonymously, but when it advantages the agent, it not so bad.

In the above example, the showing availability  does NOT comply with MLS rules. You would therefore suggest this agent can not list the property in the MLS. WITHOUT THE MLS! Now we are talking about a real solution, learning to market and sell without the MLS and deliver real solutions to home owners. Many agents are learning to do this and SOLD occurs on day one, before the rest of the herd had a chance to speculate.

I look forward to a rogue network of COMING SOON agents to establish value in knowing the 'good stuff' is in the network that is not the MLS.

The listing agent you mention DID let you know the house is available for showing but you wanted privileged access. When my privilege is revoked I too look to find others to blame or throw under the bus.

Look at the house at the published time. And don't become one of those who likes to complain ANONYMOUSLY and throw others under the bus.

The anonymous button is not anonymous. When you click on the anonymous button you are doing it while logged in to the system under your name. The mls knows you sent the complaint and they have the option of telling the other agent who filed the complaint. I witnessed this while i was on the mls committee.

Our MLS has a "report" button that is anonymous, so you can report it without fear of retaliation or problems with cooperation. They probably get a gazillion of the same "reports" anyway, so it wouldn't be connected to just one agent. -K

That's a tricky one.  All our reports are anonymous... unless you email the MLS person directly as I often do.  Either way, if you have some evidence that can be linked to you, I'd probably hold off on reporting it until I know my clients weren't interested or I'd leave off the exact details about the text and say "I was told it couldn't be shown".

Nick ~ As a couple others have already mentioned, our MLS allows for anonymous reporting, but that doesn't necessarily get you into this listing that your buyer is interested in.  As in your MLS, if it is active the property needs to be available for showings to everyone.

I would report the inability to get into the showing and hopefully it will stop the behavior on future properties.

My MLS has a report button. Beyond that, we have a compliance department that handles MLS violations. 

Contact the agent's broker.  It may or may not help. The broker may be part of the problem and not part of a solution. We just never know until we make the call.
