Your broker will provide the appropriate and necessary forms.

That said:
You can buy forms at an office supply store but that's not what is used among professionals.

I like this question!  It's a new one.  Congrats!

Here's the deal with respect to California and California alone.

There is are a slew of contracts and forms provided by the state association of realtors, generally one contract per action (buy/sell), however there are specific forms for buying a mobile home versus a regular home and certain forms have buyer and seller specific versions.

Now with that said... there is absolutely NO REQUIREMENT to use these forms legally.  There are books of contracts sold for the "DIY" person as well as contracts from other providers that cover all the topics the state association's forms do AND get regular reviews and updates by lawyers.  If I wanted to, I could have my favorite lawyer draft up my own contract.  My escrow person has had a contract come in that was written on a bar napkin (honestly!).  Any California agent that says "You must use the CAR (California Association of Realtors) forms" is incorrect.  They just happen to be the defacto forms because 1) They are free with membership and 2) You get free legal assistance with their forms.

Now as far as other states go, in the words of Faulty Towers... "I know nothing."

Yes, typically the state forms are the most widely used. You'll need to get licensed, join your local/ state Association, join NAR to get access to those forms.

In WA state forms are usually provided through the MLS they belong to and for folks that don't belong to a MLS (a small percentage) we do have standardized state P&S Agreement forms to use. Most brokerages will want their agents to use standardized forms for there location. I don't know what's usual in other states. I know of 3 different sets of forms for buying a home. When it gets into commercial it's a whole new ball game.

Winforms is a contract site provided by the local board when you sign up. It is reviewed yearly by groups of attorneys that make the forms better. You can also use your own forms if you know how to contract one.

In AZ, there is no such thing as a 'state approved' contract. You can write a contract on any piece of paper.

However, in real estate, you'd be foolish to write a contract on any thing other than the suggested template by our association.
