Do you mean closing or ratification? Purely technically, a contract is not fully executed until the property closes. Ratification is a whole other story. My sales typically close in about 30 days on average unless it's new construction from ground up. My contracts are typically ratified the same day that agreement is reached by all parties on the terms.

At the end of the day, it all depends on the terms negotiated as part of the contract as how quickly it closes... and that varies from contract to contract.

In my experience there is no typical time line, for cash it is a short escrow, for loan it depends on the type of property and the clients financial situation, and for land it depends on the location and the time necessary for due diligence...with that said what state are you in? are you new? maybe it is time to have a trainer or a mentor? just wondering, Endre

I think this answer is what you are asking. In MA Once on offer is accepted the time to a Purchase & Sale Agreement is typically 10 or 11 days unless there are inspection issues that need to be addressed.

There's not a typical timeline in my experience. It could be executed in minutes. It could take months. I've seen and had both.

We've had conversations about this in the past; what we call 'execution' around these parts = 'contract signed by all parties'.

Many will call execution the closing of the transaction, the fulfillment of all contractual items.

That is also not a typical timeline. Can take days, can take years. I've seen & had both.

In execution you mean buyer signing, to presenting to seller to the seller signing. It could be as little as an hour as I dont like to hold offers. Present while the buyer is hot. I encourage quick responses from my sellers and have this talk when I list it so there is no delays when i get an ofer.

To accept, it depends on the property and the market; 8-24 hours.

Closing depends on cash of financing. If financing, that depends on the lender, but typically 30-45 days. After my last closing, I believe I am going to enter a date to close by, or just give the bank 30 days.

What is your definition of execution? Some agents use that term to mean a signed, ratified contract. Here that is 24-72 hours. But executing a contract, meaning meeting all of it's terms and closing, is generally 30 days here, of course with exceptions. -K

Define execution?  I can get a clean offer signed by the sellers in 15 minutes of receipt.  If negotiations are needed, it can take days or weeks.

 

If you're asking about the length of time between signed contract and keys changing hands, that's usually 30-35 days with sometimes 2-3 days of possession by the seller after COE.

Nothing is typical...

My buyer clients do not waive inspections, appraisals or surveys...someone good takes time to get on their schedule.

I also do not chomp at the bit to close and get that hot check cashed. If there is a problem, I will re-negotiate it and delay the closing if needed. 

My job is to make sure there are no problems that I overlooked...which is why buyers hire me.

Annette Lawrence , Palm Harbor, FL 727-420-4041  gave a great comment. Those are about the same time frames for  my area as well. 45ish days for Rehab loans (FHA 203K or Fannie Mae Homestyle) is my only addition. Of course there's alway exceptions but these would be "typical" time frames.

It depends on a number of factors around here. If it's a straight conventional loan with no hiccups, it could be 30-45 days. Government locals can go longer, but most will close in 45-60 days. Cash can be really fast. I've had them close in 7-10 days.
