I don't know what other people think, but I don't think the real estate market will crash.

And actually, that graph doesn't show a steady decline - it's saying that in the Flathead area, the monthly trends always go down in the later months of each year - that's why the graph compares the last four years for historical information. 

And it won't crash in the Flathead area since I'm moving there later this year and expect to be busy!

A real estate agent's perspective on this has to do with their own reality based on their experiences. 

Many of the real estate agents today - are ones that joined AFTER the last crash in 2007. 

They NEVER worked as agents through a crash, thus, they will be just as the agents who were around back then... heads in the sand. 

I love to be positive but I am also a realist. 

What goes up must come down. 

Since the last real estate crash was in 2007,  and if you study economics and if you study recessions, etc you will see that there typically is a recession about every 10 years or so. 

Recessions hit different segments of the market, the dot com boom and bust hit a different segment. The stock crashes effect real estate but not always as severe as a real estate crash. 

I would say--- you always need to be prepared to handle turns in the market. 

You may live and work in an area that has buffers and safeguards in your real estate. 

BUT just remember - that there was a day when every single agent said they would never ever do a short sale. 

When I was writing about short sales agents told me that I was crazy because i could get sued. I did them anyways. 

When I first got my real estate license, Jimmy Carter was at the end of his presidency and interest rates were over 21%. 

Everyone told me I was crazy to get into real estate then. The country was a mess. 

Very few people could qualify for a loan so we did wrap around mortages and assumption mortgages. Back then, it was legal to do those. 

It was the only way to get people into homes. 

You move with the economy, you find a way to make it when things are good and when things are not good. 

You learn to shift. 

Or you end up like the 10,000+ Realtors - who left our MLS in 2007! They all left real estate because they would not and could not do a short sale, and the inventory was super low---- they too--- had been stupid and jumped on the band wagon... we did a ton of real estate agent properties as short sales, as they were all filing bankruptcy... 

Never put all your eggs in one basket:)

The local RE market appreciated just +1% in one year. Stock market went wrong way at FB, Google, and sluglish at best at Apple. My client 25 something couple did not have problem overpay and put 700K down on a home with a mortgage. Still had to overbid since the competition is still there. Very rarely home have sold below asking price last 14 years.

Those who believe in that article last 50 years are still renters....

I think there is a transition occurring. "Crash" is a vague term; I take it to mean property values are declining year over year.  All of the national forecasts I see are showing a moderation of appreciation, not depreciating prices. Of course, national trends and forecasts are meaningless at the local level.  Will there be a crash in the new Amazon HQ locations; doubtful? Likewise, I'm sure there is a location where the economy is declining and could see depreciating prices year over year.  Perhaps in some towns where GM plants are laying people off.

Markets change. A crash is an exceptional event and something someone is always willing to predict.  I could find someone doing it for the past 5 years while it was a rocket ship going up.  Is it changing, yes, but crashing,  I don't see it.

I don't think that this chart indicates anything related to a downturn. It merely shows listing being added to the market and I do not see any significant changes year over year.

You know your market better than I do, but I would like to compare the number of sales year over year. If I saw a lot of homes being added to the market and a smaller number of sales that might worry me.

I do not see a crash. I do see caution depending what happens with interest rate. I see a fed hell bent on slowing Trumps economy. Therefore more rate hikes. If the rate goes over 5, the slow down could commence at a greater rate

Not at all! It will continue to flatten and slowly decline over the next several years, but a crash is a few years off based on the insights of the experts I have spoken with.
