Spend 10 to 15 minutes:  Look up her house on MLS, NAR RPR, Property Appraiser, Tax Collector, Zillow, Realtor.com etc.  Find out everything you can about the house.  When did she buy it.  What year built?  Square feet.  What else is selling in the neighborhood.  Who else is on the Deed?

5 tp 10 minutes:  Find out everything you can about Cousin.  Internet search, Public Records, Property Appraiser, Intelius, etc.

 

 Then Call her. 

      "Hi, Cousin. Thanks for contacting me.  I understand that you want to sell your house... tell me more.  What do you need to do?  How soon?  Tell me about your house.  We can meet this afternoon, or would Monday work better for you?"

I hope the new listing to be seller likes the referral cousin. Be prepared for everything as you get right back to the new listing prospect and don't just email a hurried one sentence email and put it off. Round up the property propaganda data on the address, vet the seller on social media, zip up the bullet proof vest and make it cover me, I'm going in. Bring extra weapons once you learn this is a hardened FSBO who has chewed up and spit out three previous real estate agents / brokers / REALTORS! And you may not take this listing, if you can not help because the seller has unrealistic expectations. Work with sellers that do you can partner with successfully for front and center box row seats to a real live real estate closing.

A great reply: Thank your current sellers and find out as much as possible. Neighborhood, why are they moving, time frame etc. Do your research on sales in the area. Google the property, Go to Z, check the MLS to see if they were ever listed before etc...
