Okay Andy. I think your question is
(and thank you for the REQ, as weather is fine, Santa was cool, and the decorations are still up)
1: how to respond to those canned please send more information pings from the portals . . .
2: does video disrupt the connection that we need to make with people requesting information:
A 1, we have an info package to send those kind of requests. FAQ are often included in narrative. That usually starts a decent exchange with those truly interested who didn't just hit a button.
A 2, video improves visibility but should be deliberately brief.
In radio we were taught to play to a 3rd grade education & 30 second attention span, and I know you know that.

Not sure what the question is? Is this a diatribe against property videos? I don't necessarily look for calls from my listings... I look for traffice from buyers who call their own agents to show them my homes. Given my low DOM compared with my MLS average for almost 20 years I think my marketing with videos works and that's what my sellers are looking for... a sale, not calls to me.

In my active days, buyers were contacted ASAP so the process could begin. Give them the details they need to engage!

I dont get any RTZ input forms, but I do get real inquiries, I call them as quickly as possible and then we move forward from there in filling their needs.

I find the best way to turn them from customer to client is acually talk to them. I can quickly assess how ready, wlling and able they are to buy a home. Then can make a personal connection and have them hire me and sign that almighty contract

I worked in an office where when they announced they would spend ten thousand dollars for weekend adds and that everyone should know about it and man the phones/office. Opposite is true and the point! Why offer something for sale if you are not available, ready and wanting to help close?

I respond with a thank you for your enquiry, then ask what information they require and I would be happy to send it... or ask them to call me so I can provide them with what they need.

Connections are important. Inquiries can or may not lead to a connection. Respond/acknowledge inquiries. Proceed as necessary. Work with people where there is a connection.

I phone them and have a discussion with them to find out what it is they need. I get calls from those who have seen the house but, are not 'online' on their phones and want to know everything about the house. Of course, I gladly share it with them and offer to show it if their agent can't.
Yes, I will send them a walk-through video and a link to my website that includes every little detail about the house.
And, no, it NEVER takes days - I'm on it like tie dye on a hippee!

Why on earth would you want to REDUCE the "more info please" contact requests? You NEVER give everyone the full info online, always make them contact you. That's the best way to get in touch with buyers wanting to buy your listings!!

if listing agents did their job of providing professional photos and detailed information plus attaching important documents to the mls listing, buyers would have enough information to make an appointment through their buyer agents....
buyer agents should be gathering information but listing agents should make it easy for them to gather.....
this is a topic I'm passionate about.... greed must be removed from the selling equation...

What information?! I always try to call back and in 99 from 100 my call was not answered.

Andrew,
In all the years I have read or commented on your posts or questions, I have the sense that you are very thorough in applying every idea on real estate in the book. I know you have a huge library of videos.
Why do people ask for more? I think that AI,(artificial intelligence) videos, etc have created a disconnect between people and information. We are all hungry for face to face rather than face to screen, we want conversations, we want to feel special...I am seeing this on an anecdotal level in my town and in Los Angeles among our friends...A

The buyers who search on Zillow and Trulia in most cases don't remember what they asked for.
I did try to get back to those buyers - no deal.
I'd rather do not bother.

Great video, Andrew. But the we know you are the expert! If I have a number I call, or email and invite them to contact me or let me know what they need. Better yet they call their agents, get in to see the property, and make those offers!
