"real builders" need to keep building to put food on the table.... they'll need to adjust their prices.... when the market improves, they raise them....when it tanks, the prices adjust downward.... but life goes on....

Our market is still lacking inventory, Will Hamm , but I do think there will be adjustments made in 2019 as I see our feeder markets slowing down.

I think so, Will. I have had a couple recently who wanted new construction but, realized they could find a resale for significantly less. They can build their equity faster with resale.

Buyers are beginning to see a shift in the market and are not making knee-jerk, impulse decisions like they have been in recent years.

Most of the builders here in the Phoenix metro have been pretty disciplined. They have waited for buyer contracts before starting builds. They haven't fallen into the trap of building specs and hoping for a buyer. But Phoenix is still a destination for people wanting to relocate, so I do not expect a big downturn unless the economy tanks.

Remembering that real estate is local. Current home inventory, in my marke, is about 40% of where it was same time 2007. Add to that sales are running 30% ahead of the same time period. So I can’t think of why. There may be some price consolidation even a slight downtick as the market, following the run up, catches its breath. But at least first 6 mos I think we will still be good and need inventory.

I suspect it will level off on a national basis. In our area there are no buildable lots left. They are buiding homes right on unsafe fault lines etc.

Suspect more office and cluster pigeon hole condos at Google Village.

As others said it depends on the market.  I have seen some builders selling lots rather than building on them next year.  However, there is also a medium size (for our area) subdivision which is coming online in the next month or so. Interesting how the different builders are reacting to the market.

They estimate 1 out of every 6 homes in some areas either suffered severe damage or completely destroyed.
