You can't sustain record-breaking years, year after year.  For example, in our market, compared to October 2017, our October 2018 sales were down (but only down a few sales), but October 2017 was the highest recorded number of sales ever.  In our office, we cringe at the headlines because they read how the market is coming to a halt, an end, and the recession is near, when really they don't look at the biggest historical picture.  We are slowly moving towards a balanced market but at this slow pace, it will probably be a few years before we are in a balanced market let alone a buyer's market. We have already forgotten what a "normal" market looks like.

My market has experienced that for several years.  We are only now seeing more inventory, longer days on market, and prices dropping, and overall market stabilization.

I agree that you have obviously 'leveled off'. Don't know what area you are in but NAR said overall it will be an increase of like 4% nationwide. 

I have never seen a downturn in all the years I've been doing this except for the crash years.

Michael J. Perry that is how our numbers looked after the initial oil boom was over. Many agents thought the sky was falling but it was just a return to "normal" for our market.

Michael,

Each market differs big time.  We have clients whose markets may be similar to yours, and others whose market differs.  That is the beauty of real estate, what works in one part of the US does not in another part.  Personally, I think the world is awash with generalities, and I am not joining that fray!

In looking at those numbers I would also want to know what prices have done. It could be an inventory issue or buyers just getting priced out of the market.

I believe it is the market self correcting. It is more of a 'normal' market. So funny, how agents who got into the market after the recession and during the hot market - are freaking out that now propeties take longer to sell. That is a normal market.

We are definitely seeing some shifts, with more price reductions (typically higher end), longer times on the market on average, and buyers do not seem to be so frantic. Affordability is a problem for many.

Yes, down, especially in the areas now affected by fires. It is sad to see Calabasas/topanga/etc. homes falling out of escrow.......but who can blame buyers for backing up from those purchases?

Our inventory is up. Our closed sales are down. Our closed sales have been lower for quite some time due to low inventory. Now closed sales are lower due to a shifting market. Buyers are not buying with past frenzy.

Michael, I just looked at our production and we are up. It seems slow. Our market turned up from the recession around 2013. Around 2015, a real market improvement was seen. Last year, I thought it seemed down and it was slightly, but this year has eclipsed that period. It still seems slow to me.
