Far too often, nothing.  I know of an agent that was very unethical and was on the ethics committee.  We have our hands tied trying to police ourselves as it is too time consuming and doesn't get the support warranted.

Not much. 

Most brokers do not clearly understand "fiduciary" and if an agent is turning a deal now and then, the broker will ignore everything they do wrong.

The state is too busy to deal with "he said-she said" which is evidenced by all the licensed agents that have no clue what a fiduciary duty is.  They are more worried about "liability" than actually doing their job.

The only time you might get into serious trouble is if you run off with the escrow money.
