I update weekly but, during the listing 'Lights, Camera, Action' meeting when we review how ShowingTime works, how to set the stage for each and every showing and how feedback is presented, we discuss our weekly meetings.

They are fully aware of what we will be discussing at those meetings and they choose the time & day for those meetings (they have 2 options, Monday or Tuesday). 

Feedback and any other 'instant' information is passed along at the moment, not held until the weekly meeting.

And I don't use "still nothing" - I use "onward & upward!"

Communicate and show your value and they will stay with you until the home is sold. I learned how vital that is during the recession when DOM were in triple digits!

I sort of let that be set by sellers.  I have investors who honestly only want me to call IF I have an offer or a question, they are busy.  I have other sellers who want to chat every few days... I like the seller set the tone.

I communicate as needed and when there is news. There is always something to communicate, but I've found that my sellers really do not want me to be bothering them on the phone when there's really nothing much to talk about. People are busy and if you've been communicating your marketing strategy and updating marketing activities and showing feedback via email, they know they have your back. In fact, I've had some previous sellers tell me that the best thing about working with me was that they didn't need to speak with me a whole lot but that they always felt informed through my email reports.

sellers WANT to hear from you....even if it's an update of marketing provided for the week.... they want to know you are alive and well and working for them.... give them feedback on all showings....if there are none, time to meet and adjust the price...

When 'something' is happening, it's immediate contact (an Offer, a Counter, a Price Reduction, etc.).  I always have something to say on a weekly basis (Open House feedback, Realtor Showing feedback, an Office Home Tour, etc.).  And communication is done in their preferred format Damon Botticelli.  So, in answer to your question, there always seem to be 'something new' to communicate.

My sellers hear from me every Friday at a minimum.  At that time they get a buyer activity report, info re: competing properties and anything else that might be interesting to pass along and assure them that their goal is still my motivation.

It's good to keep the communication going all the time even if there's nothing happening.  We can always update our clients such as we have sent a text message, a phone message, an email etc but no response. Obviously, we don't need to update our client every hour if there's still no response.

About one to two times week if nothing new. I just give them a quick call and let them know there are no new updates. But honestly if there aren't any updates after a week or two it may be time to rethink the price or marketing strategy.

One of the most heard complaints from clients – especially sellers – is about communication, or lack of same, between their agent and them. You may think that you have no new news to impart so it is not worth the time and effort to make a call…or send a text or email…to your clients. No news is good news, right? Wrong! No news is evidence of a lack of interest and engagement. Even if you have nothing new or valuable to talk to impart to your client get in touch with them and tell them that. Let them know you are thinking about them and their house and you are working for them even when nothing appears to be happening.

The agent should know what information is IMPORTANT to their client. Meeting with nothing to offer but real estate agent currency is a waste of everyones time, although the agent thinks they did something because someone said they need to know a bunch of irrelevant stuff and insist on forcing it on the client.

For example, 'in the begining' the seller said, "I don't want to hear anything about my 1973 kitchen. I'm not going to spend a dime on it."

This is when the agent needs to know what they are doing.

I don't think more than 7 days should pass without some form on communication, even if it is, 'How's the packing going? How can I help?"
