It depends on the price range. Recently, I sold several homes to buyers that had been on market a tad longer because they first came on over-priced, so we made solid, reasonable offers and didn't need to participate in bidding wars. And we had sellers accept those offers (not at full ask, by the way) without any negotiating on price. Price a home right it will sell. Make the right offer and the seller with accept.

I'm seeing the same thing as Debe Maxwell, CRS  only anything up to $400,000 will have many multiple offers! Any property with a pool, updated, backing to the green belt will have multiple offers up to $650,000. 20% of the time over that price point.

When there are multiple offers - something that is not happening now as frequently as it was a few months ago - it is not surprising to get a Multiple Counter Offer from the seller. Hella M. Rothwell, Broker/Realtor®  If there is more than one good offer, the seller has to urge the buyers to separate themselves somehow.

In my market, it was about a year ago.  Now, I haven't heard one going to multiple counteroffers for a while.  still some multiple offers out there, but they seem to be picking one.

This is SFBA in general. In fact, near tech center the sellers are suprised that some offers are no higher than asked. Active but cooling off.  
I think we will have a mortgage interest hike soon....

I am not seeing it in our niche of age-restricted communities Hella M. Rothwell, Broker/Realtor®.  Inventory in one community is '10' homes on the Market, out of 2500 homes in that particular community.  And, snowbirds have not returned yet, though some have been 'looking' on line over the Summer.  In another community there were '68' homes on the Market, out of approximately 5 - 6K.
