That is what "open door" does and it seems like they are doing well.

I have shown a couple.  You have to call when you get there and  provide your personal info and they give you access.

My daughter sold an "Open door" home a couple of months ago.  She said it was the easiest and most professional sale.  They were responsive and accomodating with repairs.

Well, it might be quicker in certain aspects, but way less personal for me Jeff Dowler, CRS.  Where does the 'building a business relationship' come into play, and in terms of 'safety', I just don't feel comfortable with an occupied home or a vacant home shown this way.  I would not be 'sold' on this, at this point, so to speak.

I don't buy the argument that the homes sell for more $$ with CIWAO. Not only that, but each new and shiny object seems to further erode the value of RE agents. Not the direction I appreciate. Thanks for sharing this

I have seen this in Central Arkansas and my brogerage does something similar for our rental properties. It makes me nervous. Several of the sellers I work with are already weary of theft even if a buyer comes with an agent.

I am going to be honest and say I think this is going to become more and more common. And ala carte real estate services with it. There are so many tech start-up companies trying to innovate in the real estate industry. I don't think agents will become irrelevant but I think the way we do business 10 years from now is going to look much different than it does today. I personally would not allow unaccompanied people in my home, even with cameras.-Kasey

Sort of similar to what Hubzu & Rently do with some bank owned homes in our area - but I've not seen it used in "regular listings" yet. I agree with Wanda Kubat-Nerdin - Wanda Can! regarding general public use...  Dangerous at best.

If I was a home seller and lives in the home, i would be scared and very upset to have strangers in my home without guidance.  I can see things being stolen, damage being done and no one helped but the lazy agent who uses and doesnt want to stay there for 2 hours talking to buyers and actually selling the home.

I've heard of doing this for rentals so you don't have to physcially be there. Doesn't seem like a great idea to me. Who's responsible when something happens? What happens when the refrig walks off in someone's purse?

None at all. As those full service agents who are not present for all showings have demonstrated.....agents are not needed.

And when those buyers return to the front door kiosk and push the "chat" icon, they  will have their questions answered by the licensed desk jockey who loves video chat. They know to do that because the motion detector activated the 'Welcome script," which advised them every room is being monitored by motion activated cameras. "Any questions? Come back to this kiosk and touch the "CHAT" icon."

This should be a real wake up call for agents to truly assess what they bring to the table and make certain it aligns with the expectations of the home buyer and home owner.

30 years experience doesn't cut it anymore. Real solutions that are of benefit to the client does and must be communicated effectively.

Self-guided DOES MAKE sense to the contemporary consumer who is well acquainted with un-assisted research, purchasing and decision making.

The only thought to be had is, 'be prepared.'
