I have done that but, you really have to know your market and your sellers have to agree to your pricing terms.

HOWEVER, I would NEVER do that with a tenant in place. As well, I don't know what the average DOM are for that complex, Valeria so, I can't advise you to take it without knowing that number and if your folks are going to price it properly or not, if there was no tenant in place.

If you let the client dictate terms you will likely lose, tell your client how it needs to be, timing, price, and presentation.

In the two months and endless expenses spent trying to sell this overpriced home with tenants working against you, you could be out finding better clients.

 Selling as investment with tenant in place?   Maybe, depending upon the market, but not if overpriced.

 Selling to potential owner-occupant with tenant in place?   No.

 Short term listing like that, whether tenant or no tenant, the owner is going to pay for the photography.   Plus I want an upfront non-refundable fee.

I would consider the 60 day listing but keep close track of showings while it was my listing and insist that if any of those showing turned into a sale after my watch I would still get a piece of the action Valeria Mola .

Not under those conditions.  If it was priced 20k (or more) under the upgraded one and the owner did what was needed to get the house looking as good as possible AND it was a vacant/go direct, then I would consider it.

Without a tenant, priced right, depending on the condo complex, a 60-day listing would work.  That seller does not feel motivated to me ... it feels like they want to use you to test the market.

I don't care the length of the listing agreement, because I know the seller can terminate at any time, and my only recourse would be to sue them.  I would be more concerned about taking an overpriced listing.

I can't remember taking anything less than 6 months. Some people (short sales) I sign to a year. I think I'd try hard to get the 6 mos. before giving in. I'd tell them your office requires you to get atleast 6 months. I'd say if they had to take it off the market then the term of the listing is irrelevant anyway. If it meant not getting the listing I'd tell them you would ask your Broker if you could do 4 months; double what they are proposing & then stand firm on that.

Unlikely. It starts with my #1 business rule. All listings are for one year - if not I don't take the listing. Then I look at the closed DOM, expireds and cancelleds, then the price and condition of the property.

Then put all this in a bag, shake for 10 seconds, then pour everything on my desk and see what I have to deal with vs everything else on my plate

Based on your criteria there I would say no.

Tenant probably won't cooperate & price does not guarantee that they aren't slobs. Price range is good but again tenant can make a serious dent in your progress.

Notice that a past licensure doesn't make the seller less crazy?

My board would not allow me to take a listing under 60 days... and I would take it only with understanding that if, after 3 weeks on the market we have no offers, then the price gets reduced a minimum of 12-15K.  I would have the Seller sign the required form at the time of the listing and initiate it after the 3 week period. If the tenant is still under a lease,  the new buyer would have to assume the tenants until the end of the lease term at minimum.

As you describe the opportunity, I would pass. Lets see....occupied, overpriced, difficult access.........seller is looking for a chump.

However, when the right motivations and incentives are in place I will take a 1 day listing, but more typically a 30 to 45 day listing. The property will be shown Fri, Sat and Sun and sold on Monday.

$20,000.00 difference for same condo in same building is too much to hope for. If it was priced similar, I would consider a 60 day listing if condos have been selling fairly quickly.

90 days are my typical, if the market and the price is right, 60 is doable but 30 is unrealistic. What does a condo have to do with it?

I alway try for 6 months, i will take 3 months an dthink hard about 2 months. 30 days is not enough unless priced under market value and vacant for me to put real money and time into it
