After the Great Depreciation of 2007-2011 we saw a plethora of discount brokers emerge that were coming anyhow, they were just delayed by hard work being required in the market. So, it's more that technology and cloud based low end discount brokers have saturated our markets and forced us to compete with lower fees. If we can't communicate our value, it's price that wins. People seek value (and many, not all, are greedy too).

Interesting. Naysayers will tell you that historical data doesn't matter but, indeed, it does - in everything we put our investments into (and housing is no different).
That said, I would guess that the answer probably has more than one answer. Two that I can think of would be that one, the consumer is more internet savvy and two, more discount brokerages have emerged.
Not only are internet savvy consumers forming their own knowledge base but, the internet itself has become more relevant altogether.

I think the 2005 study is flawed.
My 2cents is that it absolutely does affect it. I've seen it myself here in my market but .... most of those listings are from an out of area broker that is also pricing what the seller wants not what the market says. So ... could also be the agent just takes the listing, doesn't think coop is important & is proven wrong again & again.
Only problem, these guys don't care as they are a one shot agent - in & out in an area & that's it.

There are NO discounters in the world of Realty--there are different brokerage fees charged by different companies. The new surge of web-based companies, if they had their way, would do away with all of us and have a telemarketer charge them a one time fee substantially less than you all are charging now. The tech future of real estate is to ELIMINATE Realtors/Agents. All you folks who flock to Inman Connect to get the latest and the greatest don't have a frickin' clue what's coming at you.
