People can and do say a lot of things. At Inman.  On ActiveRain. And in real life.  Saying it doesn't necessarily make it valid(or invalid) 

What if I show 7 properties in one day? Am I good for the week?

Disagree but YMMV because I'm a CRE broker (actually I'm out in front of a residence I just showed in 118 degrees but his entire family has done like 9 deals with me so . . . now I write.)
But normally I'm working on research and analysis well in advance of actually viewing a property. Has no bearing on your involvement. It's more than just showing properties--in fact, showing properties needlessly is one of the biggest time-wasters in this business.

Disagree.  I've never shown a property a day... and I've had a fairly successful career, thus far.

Disagree.  First of all I've been leading the dual career life for 14 years, and it's a balancing act.  Some days I'm swamped in both roles, other days it's one and not the other, and sometimes both are slow.  I'm not going to be the #1 agent in my area, but I can balance this dual life and produce in a typical year about 15-25 closings.  So far this year 10 closed and just under $3 million gross sales closed or under contract.  Some weekends I have plenty of active clients (this weekend I met with one seller, showed homes with 4 different buyers and had an initial buyer consult).  One offer written.  Tonight, none of my active buyers had a request.  Tomorrow night I'm showing again.

Just because I'm not physically showing a home doesn't mean I'm not working real estate that day.  At a minimum, I'm writing a blog post, responding to phone calls and inquiries.  At a max,  I'm doing all of those basics plus the showing/listing activities.

I'm comfortable with what I do and so are my clients.  They know I know what they need and how to best take care of them, so I'll decline just showing a house a day to say "I showed a house today".  If anything, I'll probably prevent some showings because I'm screening those calls for who already has an agent, or something about the home that I know is a deal killer and the buyer doesn't know.
Bottom line, I don't consider the number of homes shown as a metric of being serious. What matters is reputation and getting clients what they need and getting them to the closing table.  Bill

I think that is just riduculous! Agents can go weeks and even months without showing a property.

99% of my business is listings.  Guess I'm not an agent then.  LOL!  Love people who have such narrow-minded views of the business.  Must be a buyer's agent solely to have that view.

Not everyone is a Buyer's Agent ... we do many different things in this business.  Some days all I do is show properties ... but there are some days that there are no showings or appointments ... that gives me an opportunity to play "catch up" on all the other tasks we responsible for.  

So to answer your question, I disagree.  IMHO

I disagree. Why? I'd rather spend an afternoon previewing 5 homes or new construction communities than feel like I have to go out each day to view one.

If someone is able to do that, they don't have much business! I'm all about time management and that wouldn't fit my OCD description of good time management, Debbie!

Can't agree with this Debbie. Maybe it was effective 30 years ago but the times have changed. Granted, we must show homes, although technology allows me to preview 50 homes in a day, blast marketing to 10,000 people at a pop, get pre-approvals for several customers in a day or two and still have a couple of hours to make the necessary touches to those people that will actually contribute to my livelihood sooner rather than later. 

Oh kiss off! I show 10 in one day & go to the beach the other 9. I've got a better life.

There are days I've listed three homes, but shown no property, am I still not  a Realtor who owns a business? There are days I show 15-20 houses and then none for 3 days, am I not a Realtor/Business owner? There are days I work ON my business all day, showing no properties, meeting with no clients, am I not a business owner?

That's an idiotic measure to a business evaluation. I'd love to hear his stats and quality of life.

Vanity Metrics, Success Theater and Surrogate Endpoints have been the vocabulary of real estate agents for decades. Appears the speakers at Inman are not immune.

20 transaction annually means you are in the real estate business. Now the agent needs to make their transactions profitable.

that's the dumbest statement I've heard in a long time.... rainmakers don't show a home every day.... listing agents rarely show homes.... 

Our days are jam packed with productive lead generation, marketing, client meetings, and networking. We show houses a few times a week.

Doesn't sound like a business I'd want to be in!

I think that statement is total crap.  I haven't shown property in two weeks and I make a really good living in this business.

I hate glittering generalities like tis one...We were putting development deals together that made more money than a showing a day many times.  And a luxury agent may often show one or two a week, and then close 9 all at once as one of our clients is doing...

Why do you have to show homes daily to be a real estate agent? What if you're a successful Listing Agent? That doesn't count? The guy sounds like a moron.

I disagree.  There are many agents who only work as listing agents, giving their buyer leads to other agents.  Are these agents not in the real estate business?  They have succeeded enough in their real estate career that they can choose to only represent sellers.  They have minions to show properties.

Not true is what i would say. Some days i show 8 plus homes, other days 1 and the next could be 4 and then the next none. Real estate is also getting the sales you have to close, finding new listings to list and homes for buyers to buy. It is not all about showing homes

Interesting comment - I also disagree.  As with any profession, there are many facets ...and showing property only accounts for one aspect of my business.

NO. That's just silly. That's like saying if your phone rigns a lot your successful.  What matters is when the phone rings it is a long time client or referral and they're ready to buy or sell. Ninja agents know this concept.

Totally disagree.  If I wanted to, I could make a living by just referring leads to other agents and never showing a home.  Or, I could limit my practice to listings only.

Disagree.  There are many roles within a real estate team.  Being Chief Operating Officer and Suzanne being Chief Technology Officer at BVO Luxury Group we have many other time consuming duties to support our team of 39 (and growing) besides showing properties.

SHowing property is such a small part of what i do.  I definitely do not show property every day.  

Some people  are listing agents only, some are proeprty managers, some are fix and flippers. I would say all of those are in the real estate business and dont really show property. 

I know a number of agents that NEVER show a property, they either refer out buyers or they have other team members that show houses. For many the real estate profession is becoming extremely specialized which might work well for a number of reasons depending on the individuals. What do you think Debbie Reynolds  do you agree that you must show a house a day to be in business? 

I have been more of a listing agent this year, and do not believe this to be a fact.

I guess this relates to the doctor that doesn't operate everyday or the lawyer that isn't in court everyday.  So foolish of a statement.

I think you need to read between the lines here.  Stay engaged in every way.

If by show he means that you have an active listing that is "showing" or if you have a buyer you are "showing" them properties by either email or in person, I think that you are doing what is asked of you.  Physically being in a house is not always the answer.

False statement, we show property all the time somedays none and others 4 or 5 and then maybe 7 or 8. Success is not showing one a day. Success is closing one a day every day of the year. Smiles sent. 

That's a pretty bold statement.  If I had 3 or 4 assistants that might be realistic.  I'd rather be writing and negotiating an offer instead of showing a property some days.

I don't show one home a day and am still in Real Estate - moderately successuful, I believe.
