Saw a lady peeked through the windows and I opened the door for a total stranger with my Supra. I showed her another one. In 10 minutes she told me she had several properties that she had to sell and wonder if I will take out of town listings.  I got 5 listings but 2 were being auctioned.

Everyone is a buyer or seller if the agent is willing to wait long enough.

So, I would think a time criteria must apply for the question to be valid.

An example of a valid question is "What social events are best for picking up buyer and sellers who will take action in 90 days?"

My advise is the event is not a crucial as the 'self-selection' mechanism one should use during the event. It is very much like revealing the REMAX logo or REALTOR pin or name badge when in public. Those of an aligned frame of mind will 'self-select' and initiate the conversation.
