Yeah, usually at least one or two. But there will ALWAYS be cooperation AND compensation offered to buyer or tenant's agents. Homey does not play that!

We WANT to cooperate with you.

These other guys that don't, when the market turns and they need help from other brokers, they're going to find out why that's a bad idea.

    Some luxury homes, celebrities, politicians need to have "pocket listings" for privacy.  Other than that, PL's are almost always an attempt by the Listing Office to pocket the entire commission.

No. Getting the sellers top dollar is more important to me than double-siding a sale.

I do have a listing that is Coming Soon but, it's not a pocket listing - everything is done per MLS guidelines so that the sellers benefit with the most exposure when it hits the market this weekend.

I have upcoming listings that I'm working toward.  If I had a buyer for one, I'd discuss it with the seller before bringing it up to a buyer.  I would advise my seller that full market exposure brings the best outcome, but if they felt working with this buyer would be beneficial for them, it would be their choice.

This is often confused within the industry.  Some think a "pocket listing" is one in office that is not in MLS. Or some think it is a seller who will sell if you have a buyer.  But a "pocket listing" is not a listing at all unless you have a signed employment contract.  We require these within our brokerage, and written instructions as to when (if ever) the listing will go into MLS.

Yes.  I have two right now.  It's the nature of my business model and niche.  They're homes that are in the process of being flipped.  Once the rehab is done, they go on the MLS.  Until then, I have the listing but they aren't in the MLS (and generally not shown either).  Still technically a pocket listing and in the weeks leading up to the MLS I'll market as coming soon.

Hmm, nearly 300 million houses are NOT FOR SALE in the USA. They are all pocket listing until someone makes them move.

But, if you are speaking solely of existing contracts without submission to the MLS, you bet. Often it is the only way to PROTECT the seller from undisclosed hazards created by the traditional sales method currently used by REALTORS, brokers, associations and franchises.

If the client knew, they would PREFER to be protected.
